Fulton Ranch sectional plus fabric protectant. $297.50 for the cleaning online, plus $120 for protectant on the sectional, so $417.50. The protectant line is flat and does not change with the online rate.
Downtown Chandler sofa and two large recliners. $246.50 online, $290 regular. Older homes near downtown tend to have the separate sofa and recliners setup rather than one big sectional.
A sofa plus carpet in three bedrooms, one visit. $127.50 for the sofa and $165.75 for the rooms, $293.25 online. Same crew, same trip, and the $150 minimum only counts once.
Four dining chairs on their own. $51 online, so the $150 minimum makes it a $150 stop. Put a loveseat on the same visit and it comes to $153, which is barely more than the minimum by itself.
Size. The $127.50 sofa price is a standard three-cushion piece. An extra-long sofa or one with a chaise attached is more work, and we tell you the number when we see it, before any cleaning starts.
Fabric. Water-based extraction handles most Chandler furniture. A solvent-only S-code fabric needs a different process and costs more, so we read the tag first and test a hidden spot if the tag is gone.
Condition. A Fulton Ranch sectional that gets cleaned every year and a downtown sofa that has gone a decade without it are the same piece on paper and very different amounts of time in practice.
What does not change the price: pet hair, everyday body soil, a second-floor loft, or sliding the piece out from the wall so we can reach the back. That is all part of the job.
Body oil on the arms and headrests, general soil, and most food and drink spots come out. Pet hair comes out, and most pet odor does too as long as the urine stayed in the fabric and did not reach the foam.
The limits: dye transfer from jeans or a throw blanket, sun fading on the side that faces a window, most ink, and urine that soaked all the way through a cushion are a different story. Soaked cushions need treatment rather than a cleaning, and we say which one you have before you pay.
Worn-through or pilled fabric is wear, not dirt. Cleaning gets it clean, it does not make it new, and we would rather tell you that on the phone than after the job.
