Almost nobody in this trade publishes prices. Call five carpet cleaners in Chandler and four will tell you they need to see it first. Some of that is real, since a 400 square foot room with pet damage is not the same job as an empty bedroom. Most of it is a sales structure that depends on standing in your house before a number gets said out loud.
We price everything online, so we might as well explain the whole market. The numbers below are ours. Where we know the general range in this market, we say so.
A $150 minimum applies per residential visit in our core cities, or $300 when tile or stone is part of it, or $500 with color sealing, which is why most people combine services on one trip.
Commercial minimums are higher because the work is scheduled around your hours and the paperwork side is real. Net 30 is standard on janitorial programs and commercial jobs over $5,000.
A technician arriving and deciding the advertised rate does not apply to your house. If the scope is what you described, the number should be the number. Ours does not go above the top of your quoted range for what you selected unless the scope actually changes, and we tell you before we start rather than after.

Because a number in a living room is easier to move than a number on a website. Some of it is legitimate, since jobs genuinely vary. Most of it is a sales structure that depends on getting in the door first.
Per-room pricing in this market generally runs somewhere between $40 and $80 a room depending on the company and what the price includes. Ours is $55.25 a room booking online, $65 regular, with a $150 visit minimum in our core cities.
Because drive time, setup, and teardown cost the same whether the job is one room or six. Any company without a minimum is either building it into the room price or planning to upsell you at the door.
Scope. More rooms, more square footage, heavier soil, pet contamination, stairs, difficult access. What should not move a price is a technician deciding at your house that the number you were quoted no longer applies.
Advertising a price you do not intend to honor is deceptive advertising, but proving intent is hard and enforcement is rare. The practical protection is getting the number in writing with the scope attached before anybody shows up.
Because a rate that low only works by rushing, skipping the rinse, or selling add-ons at the door. A lower number usually means less time on the job, and time is the difference between a cleaning and a good cleaning.
