Pavers Are Held Together By What Is Between Them

The sand in the joints is structural. It is not decoration and it is not filler. It is what stops each paver from moving independently. Once irrigation, monsoon runoff, and years of sweeping have pulled it out, the pavers shift underfoot, the gaps open, and weeds and ants move into the space.

That is why cleaning alone can make it worse. Washing a paver patio flushes out whatever sand is left in the joints. If nothing goes back in and nothing goes over the top, you have a cleaner patio that is less stable than it was that morning.

So we price it as a finished job. Clean and seal, or clean, resand, and seal. Both numbers are on this page, and we will tell you which one your patio actually needs rather than defaulting to the bigger one.

Paver packages are not discounted. The rate is already tight on material and labor.

Concrete driveways and house washing are priced separately and do get the online discount: from $297.50 for a standard driveway, $680 for a large one, and house washing from $680. Patios, walkways, and other plain concrete are $1/sqft. Price yours in the quote tool.

Sealing Only Works Over a Clean Surface

Sealing over dirt and algae traps them underneath. The grime is now permanent, it is under a coating, and the only way out is stripping the sealer back off. That is a worse position than doing nothing.

It is also why "seal my pavers" is never a standalone job here. Clean first, always, and the cleaning is included in both package rates rather than billed on top of them.

What Will Not Come Out

Some marks are in the stone rather than on it, and no amount of pressure changes that.

Oil that has soaked in stains from within. We pull a lot of it and it usually improves significantly, but a decade-old spot under where someone parked is rarely gone completely.

Rust from irrigation or fertilizer and efflorescence, the white mineral haze that rises out of the paver itself, both behave the same way.

We walk it with you first and tell you which marks are surface and which are not, so you know what you are paying for before we start rather than hearing about it afterward.

How the Job Runs

  1. Walk it first. We tell you what will come out, what will not, and whether the joints actually need sand.
  2. Clean. Pressure matched to the surface, because what cleans concrete will scar travertine and chew a textured pool deck.
  3. Let it dry, which is why most jobs run two days. We clean on day one and come back for sand and sealer on day two. Sand will not set and sealer will not bond into a damp joint, and rushing this is the most common reason a paver seal fails.
  4. Resand, if the joints need it. New sand swept in and set.
  5. Seal. Locks the sand in place and puts a protective layer over the surface, which is what brings the color back.

How much does paver cleaning and sealing cost?

$2.75 a square foot to clean and seal, and $4.50 a square foot to clean, resand, and seal. Paver packages are not discounted, because the material and labor are already priced tight.

Why is sealing part of the package instead of optional?

Because cleaning pavers without sealing leaves them the way they started, open and porous, and in a few months they look the same as before you paid. Sealing is what makes the cleaning last, so we price them together rather than cleaning your pavers and then selling you the part that protects them.

Do I need resanding?

If the joints are low, if you can see the paver edges standing proud, or if weeds and ants are coming up between them, yes. If the joints are still full and tight, cleaning and sealing alone is the right call and we will tell you that rather than add it.

Why does joint sand matter?

Sand is what keeps pavers from moving. Once it washes out the pavers shift underfoot, gaps open, and weeds and ants move in. A paver patio is a set of loose stones held together by what is between them.

Can you seal without cleaning first?

Yes, pool decks, patios, walkways, and driveways in paver, travertine, or concrete. Pool decks get a careful approach because the surface is usually textured for grip and the pressure that cleans concrete can damage it.
