Fabric Codes and Why They Matter

Most upholstered furniture has a cleaning code on a tag under the cushion or on the frame. It tells you what the manufacturer says the fabric can take.


W takes water-based cleaning. S takes solvent only, and water will ring or stain it. SW takes either. X takes neither, vacuum only.


The wrong method on the wrong code causes shrinkage, browning, water rings, or dye migration, and most of that is permanent. We check the tag before anything touches the piece. If there's no tag, we test in a hidden spot first.


This is the step that separates upholstery cleaning from carpet cleaning with a smaller wand.

Leather

Leather doesn't get cleaned the same way fabric does. It needs a pH-appropriate cleaner and it needs conditioning afterward, because cleaning strips the oils that keep it flexible.


Skipping the conditioning step is why leather cracks and fades at the seams and the seat. We clean it, then condition it. Available for sofas, sectionals, recliners, and dining chairs.

Signs Your Upholstery Needs Cleaning

Fabric that looks dull or darker where people sit. Stains that won't lift with spot cleaner. A stale or musty smell from the cushions. Visible pet hair worked into the weave that vacuuming won't pull out. Arms and headrests that look different from the rest of the piece.


That darkening on the arms and headrest is body oil. It builds gradually enough that you stop noticing, which is why the contrast after cleaning surprises people.

Our Upholstery Cleaning Process

Inspection. We check the fabric code, identify the material, look at the stains you're concerned about, and tell you what's realistic.


Pre-treatment. Solution matched to the fabric type and the soil. Body oil and a food spill are different problems.


Cleaning and extraction. Low-moisture where the fabric calls for it, hot water extraction where it can take it. Controlled moisture either way, because oversaturating upholstery is how you end up with a cushion that takes three days to dry.


Conditioning. Leather only, and it's not optional if you want the piece to last.


Final walkthrough. We look at it together before we pack up.

What to Expect on Cleaning Day

Most pieces take 30 to 60 minutes each. Fabric is usually dry to the touch in two to four hours, faster with airflow. Leather is dry almost immediately.


Cushions come off and get cleaned on both sides where the construction allows. We work around the piece rather than moving it, so nothing needs to be cleared out beforehand.
