How Long Until It Is Dry

We say within 24 hours, and most of the time it is dry long before that. The 24 hours is on purpose, because different fabrics and cushion fills release moisture at different rates and we would rather beat the number than miss it. Airflow is what moves it: open a window, run the ceiling fan, set the HVAC fan to ON instead of AUTO. Ask and we will set an air mover on it before we go.

When We Call a Stain Permanent

Most furniture comes back looking like furniture again, and that is the usual result. We know these fabrics and what they will take.

We do not call a stain permanent until we have actually worked it. More than one professional chemistry and extra agitation, within what the fabric code allows. Some things are damage instead of soil, dye loss, sun fading, or a spot already set with a store-bought product, and cleaning does not bring those back. We classify the job before we start so you know what you are getting.

Air Movers on Request

We carry commercial air movers, Dri-Pod 360s and a low-profile Syclone, and if you want one running before we go, ask and we will set it up. It jump starts the drying rather than leaving the room to do it on its own.

The Sanitizing Add-On, Explained

We use Decon 30, a botanical, EPA-registered disinfectant, applied with a fogger. Not a pump sprayer and not a soaking. The fogger turns it into a fine, high-power mist that lands evenly across the upholstery and settles through the room itself, so the fabric and the air get treated at once and nothing gets flooded.

That part matters. Saturating fabric to sanitize it creates a worse problem than the one you started with. A mist does not.

What people notice is the room. It smells clean the way a room does after a deep clean, not after a spray can, and the difference is usually obvious the same day. It is why a lot of customers end up putting monthly sanitizing on the calendar after trying it once.

Most upholstered furniture carries a cleaning code on a tag under the cushion or on the frame. W takes water-based cleaning. S takes solvent only, and water alone will ring or stain it. SW takes either. X takes neither and can only be vacuumed.

The wrong method on the wrong code causes shrinkage, browning, water rings, or dye migration, and most of that is permanent. We check the tag before anything touches the piece, and test in a hidden spot when there is no tag and the fabric is not one we know well.

Arms and headrests darker than the rest of the piece, which is body oil. Odors that come back after the room airs out. Fabric that feels different under your hand than it used to. Visible soil along the front edge of seat cushions. Any of those means it is time for furniture cleaning, not just a vacuum.

  1. Fabric identification. Cleaning code first, and a test in a hidden area if the tag is missing or unreadable and the fabric is not one we know well.
  2. Pre-treatment. Matched to the fabric and to what is actually on it, since body oil and a spilled drink are different problems.
  3. Cleaning. Low-moisture or hot water extraction depending on what the fabric can take. Controlled moisture either way, because oversaturating upholstery means a cushion that takes days to dry.
  4. Leather conditioning. On leather, conditioning follows cleaning. Skipping it is why leather cracks at the seams a year later.
  5. Final walkthrough. We go over the results with you and say honestly if anything did not come out.

Optional: fabric protectant, deodorizer, and pet stain and odor treatment as its own process rather than a step tacked onto a standard cleaning.

Why a Sofa Is $127.50 and Not $60

A $60 sofa gets a $60 wipe-down. Something wet goes over the fabric, the loose soil comes up, and everything that soaked into the cushion and the seams stays where it is.

That is why the spots come back. A stain that soaked into the foam wicks back up to the surface as the piece dries, usually within a week or two, and the smell comes with it. Nothing was removed. It was moved around and left to dry.
