Our process starts with a walkthrough of your facility, followed by a custom scope and proposal built around your actual needs, not a generic package. Once under contract, you get a dedicated point of contact and a consistent cleaning standard every visit.
Janitorial contracts are priced on square footage, restroom count, frequency, and scope, so there is no flat number until we have seen the space. Programs start at a $1,500 monthly minimum, no matter how often you need us.
That minimum keeps every account worth doing right, so a once-a-week client gets the same standard as a nightly one. Larger buildings, multi-floor properties, and nightly service are priced from the walkthrough, since square footage, restrooms, floors, frequency, and crew size all set the number.
Janitorial is available in our core cities only: Chandler, Gilbert, Mesa, Tempe, Scottsdale, Paradise Valley, Queen Creek, Ahwatukee, and Sun Lakes.
The walkthrough takes about 30 minutes and the proposal is free. Janitorial programs can pay on completion or take Net 30.
Janitorial runs on a 12-month agreement, and here is the honest reason why. A building takes time to learn. Where the traffic actually lands, which restrooms get hit hardest, what the last vendor kept walking past. We staff the account around your building and your schedule, and the work gets better the longer we are in there. A term is what makes that worth doing properly instead of treating your building like a one-off.
The term protects you as much as it protects us. It holds us to the scope in writing. If we miss work or drift off your schedule, you tell us in writing, we have 10 business days to put it right, and if we do not, you walk with no penalty and nothing owed on the rest of the term.
Most janitorial contracts make you pay out the remaining months no matter what. Ours does not. We would rather earn the renewal than trap you in a year you regret.
Your rate holds for the full 12 months. Any change after that comes with 30 days notice, and we walk the building with you before we ask for one.
Most janitorial accounts give us a janitor's closet or storage room for supplies and equipment. If that is not possible, no problem. We bring portable equipment on the truck.
