What a Turn Covers

Worth being blunt about, because it is where vendors get crossed up. When you call us for a turn, you are buying deep cleaning. We are not walking the unit wiping counters, taking out trash, or scrubbing the restroom, and we do not price turn work as though we were.

What a turn gets you:

Your make-ready crew handles cabinets, appliances, restrooms and trash out, and they are faster at it than we would be.

Housekeeping scope is a different arrangement, and we do offer it. Trash removal, restroom cleaning and restocking, breakrooms, dusting and surface wiping are all part of our recurring janitorial contracts, which start at $1,500 a month on a twelve month term. That is the right structure for common areas and leasing offices you want held to a standard every week. It is the wrong structure for a one-off turn, which is why we keep the two separate rather than quietly charging you contract rates for a vacant unit.

Call Us Per Turn. No Contract, No Minimum Beyond the Usual.

A unit goes vacant, you call, we clean it, you get an invoice. That is the whole arrangement, and for most properties it is the right one. Our regular rates apply: $65 a room on carpet, $1 a square foot on tile, $1.50 on stone, $300 minimum per visit.

You are not signing anything to find out whether we are any good. Most vendors want the contract before you have seen the work, which is backwards.

Payment is due the day of service on a turn. Work is done, you have seen it, you pay by card, ACH, check or Zelle with no card fees added. Net 30 kicks in on jobs over $5,000 and on monthly volume accounts, which is where invoicing terms actually matter.

Tell us the move-in date when you book. If we cannot hit it we will say so on the phone instead of taking the job and leaving you with a unit that is not ready. That matters more on turn work than anywhere else, because a missed date costs you a lease.

We Are the Cleaning Half of a Make-Ready

A full make-ready bundles a cleaner, a painter, a handyman and a locksmith. We are the cleaner. We do not paint, patch drywall, swap locks, or fix appliances, and we will not quote you a whole make-ready and then subcontract the parts we cannot do.

If you already have a make-ready vendor doing everything, we are usually cheaper as the floors and vent line item than what they bill you for it. If you are coordinating your own trades, we are one of the calls, and we will hit your date or tell you up front that we cannot.

Sanitizing Between Tenants Is the One People Skip

A turn gets the surfaces clean and leaves everything the last tenant left in the soft goods, the dryer vent, and the grout. That is what the next tenant smells on day one.

We fog the unit rather than wiping it. It reaches the places a rag does not: down in carpet backing, along grout lines, behind fixtures. $0.15 per square foot on a monthly plan with a $350 minimum, or $0.20 one-time.

On a unit where the last tenant smoked, had pets, or left the place sitting closed up in an Arizona summer, this is the difference between a unit that shows and one that gets a complaint in week two.

Common Areas and Recurring Work

Corridors, clubhouses, leasing offices, fitness rooms and model units run on our commercial rates: $0.40 a square foot on carpet, $0.85 to $1.50 on hard floors depending on the surface, $500 minimum. Windows are $12 a pane on the ground floor, $9 a pane on a recurring schedule, $18 on second story and above.

A leasing office and a clubhouse on a quarterly rotation is a straightforward account to hold and the kind of work we want. Ask and we will build the schedule around your inspection dates.

Once you are sending turns regularly, per turn stops making sense for both of us. We will set a per unit rate below our posted pricing, bill you once a month, and hold capacity for your dates.

We will be straight with you about what that takes. We are a small operation, and a monthly commitment means we are turning down other work to keep your dates open. That is worth doing for a property sending consistent volume, and it is not worth pretending for one unit a quarter.

Do I need a contract?

No. Most properties call us per turn and pay per turn. If you are sending units consistently we will price it monthly at a set rate, but that is your choice to make once you know how we work, not a condition of the first job.

How fast can you turn a unit?

Carpet in a vacant one or two bedroom is usually a couple of hours and dry the same day with airflow. Tell us the move-in date when you book and we will tell you honestly whether we can hit it. We would rather turn down a Friday than miss it.

What do you charge for a turn?

Our regular rates apply on a per turn basis: $65 a room for carpet, $1 a square foot on tile, $1.50 on stone, with a $300 minimum per visit in our core cities when tile or stone is part of it. The 15% online discount is residential only and does not apply to commercial work. Nothing costs extra just because it is a rental either.

Can you handle several units at once?

Depends on the week. We are honest about capacity rather than taking the booking and scrambling. Give us as much notice as you can and we will tell you what we can actually cover.

Do you clean the whole unit?

On a turn, no. A turn is deep cleaning: floors, carpet, upholstery, dryer vents, windows and sanitizing. Your make-ready crew handles cabinets, appliances, restrooms and trash out. Full housekeeping scope is available, but through a recurring janitorial contract rather than on a per turn basis.

Do you sanitize between tenants?

Yes, and on a turn it is worth it. $0.15 per square foot on a monthly plan or $0.20 one-time, and it is the thing that gets rid of what the last tenant left behind rather than covering it.

How do you invoice?

Turns under $5,000 are paid the day of service, once the work is done and you have seen it. Card, ACH, check or Zelle, and we do not add card fees. Jobs over $5,000 and monthly volume accounts run Net 30 by ACH or check. Either way we can bill per unit number so it reconciles against your books.
