The single best thing you can do for grout. Cleaning gets it back to its real color. Color sealing decides what that color is, then locks it in so spills stop soaking in. From $2.50 per square foot, cleaning included.
40+ colors, matched in your own light, guaranteed a year on floors.
Grout color sealing is a deep clean followed by a pigmented sealer worked into every grout line, so the whole floor ends up one even color that you pick. Want the long version? How the process works and how long it lasts.
Ceramic or porcelain tile and natural stone are different jobs with different products, prep, and pricing. Pick yours.
The tile face itself cannot be sealed on ceramic or porcelain, and it does not need to be. It is already vitrified, which is why spills sit on the tile and soak into the grout. Sealing the grout line is the entire job.
Color is where this gets fun. 40+ colors in our palette, matched to what you have or changed completely. White grout in a busy kitchen is a losing battle, and a mid-grey or charcoal ends it. Pinks, blues, and anything unusual are available on request.
Stone is different in a way that matters. Travertine, marble, and limestone are calcium based and porous, so the stone face can and should be sealed, unlike ceramic. The grout is usually more porous too, which is why color sealing stone costs more than tile: more prep, more product, slower work.
The other difference is what you must never do. Acidic cleaners dissolve stone. Most off-the-shelf hard water and grout products are acidic, and they leave a dull, etched patch that no cleaning fixes. If your floor is travertine or marble, keep those products out of the house entirely.
Face and grout are sealed separately, so you can do either or both. See the natural stone page for the full sealing options.
Color sealing is not discounted online, because it is slow, detailed work applied line by line. A $500 minimum applies. The 25% deposit is collected at the walkthrough and covers your material, since the color gets ordered for your job.

Most people tell us they have 3,000 square feet. That is usually the house. The tile itself, kitchen, entry, hallways, and baths, often comes in closer to 1,000 once it is measured. Pull a tape across your kitchen and entry, add the hallways and baths, and you will have a real figure before you talk to anybody, us included. Want the detail? Here is a full breakdown of grout color sealing cost.
Color sealing is grout-line work, so the amount of grout line is the job. Standard 12x12 tile sits at the low end. Smaller tile like 6x18 or a mosaic has close to double the grout line in the same square footage, which is double the hand sealing and wiping, so it lands higher. Moving furniture is part of the service and does not push the price up. Your price never goes above the top of the range unless the scope changes on site and you agree to it first.
A lower number usually means less time on prep. That's the difference between color that lasts and color that peels.

People who care about how their house looks end up here, and we do not blame them. Color sealing is the one service where the room looks different when we leave. Not cleaner. Different. A kitchen with dark, blotchy grout and a kitchen with even, sealed grout do not read as the same room, and most people are genuinely surprised by the before and after on their own floor.
It also solves the thing that drives people crazy: grout that looks dirty a week after it was cleaned. Sealed grout is not absorbing the next spill, so it stays looking the way it looked the day we finished.
Be warned, and we mean it. The kits exist, and they fail constantly, almost always for the same reason: the grout was not cleaned properly first. Color seal bonds to clean grout. Applied over soil, soap residue, or an old sealer, it lifts, peels, or wears off in traffic lanes within months, and then it has to be stripped before anybody can do it right.
Stripping failed color seal costs more than the original job would have. This is specialty work with a real prep stage, the right equipment, and a product that is not what is on the shelf at the hardware store. It is one of the few jobs where we will tell you plainly to hire a pro, even if that pro is not us.
People call this different things. Grout renewal, grout restoration, grout recoloring, grout staining, color sealing. It is all the same service: a pigmented sealer bonded into a cleaned grout line that changes the color and seals it at the same time.
If you have been searching for grout restoration in Chandler or grout renewal near you, this is the page you were looking for.
A real cleaning pulls years of soil out of the grout line and gets it back to the color it actually is. Sometimes that color is not the one you want.
Color sealing is two trips, material ordered for your specific color, and slow detailed work. $500 is about 200 square feet, roughly a standard kitchen floor. Smaller areas like a single bathroom or a shower are worth doing when they ride along with other tile work on the same job, and we will tell you straight whether yours makes sense on its own.
It is not paint and it does not coat your tile. The tile face stays exactly as it is. It is also not a repair: cracked, crumbling, or missing grout has to be repaired first, and we will tell you if that is what you are actually looking at.
Color sealing is built to last years on a floor under normal use, and it is guaranteed for one year against peeling, flaking, or lifting from the grout. If that happens, we come back and redo it at no charge, no argument.
What it does not cover: normal wear in heavy traffic paths, damage from acidic or abrasive cleaners, damage from a steam mop, flooding or hard scrubbing, new cracks or settling in the grout itself, or a floor that was used hard during the 7-day cure. Showers are not guaranteed at all, for the reasons below.
The sealer dries fast and you can walk on it the same day. Curing is a different thing, and it takes a full week. During those 7 days the seal is still hardening into the grout, and what happens on that floor decides how long it lasts. No excuses on this one.
Give it the week and it holds up for years. Rush it and you will see the difference in the traffic lanes within a few months.
This is the part people get backwards. A sealed floor is not delicate, it is the opposite. You just spent money so spills stop soaking in, so wipe them up and get on with your life. Wine, coffee, grease, dog accidents, kid stuff. Clean it up when it happens and the grout stays the color we left it.
That is the whole point of sealing: before, a spill was a permanent stain you had to live with. Now it is a paper towel.
Two things to avoid, and they are easy:
We absolutely do not recommend steam mopping a floor with color seal on it. Steam forces heat and moisture straight into the grout line and breaks the bond down, and it is the single fastest way to ruin work you paid for. Same goes for anything acidic, like vinegar or most hard water removers, and anything abrasive.
Do that and a color seal on a floor holds up for years, well past the guarantee.
We color seal showers, and plenty of them hold up for years. We do not guarantee them.
A shower is wet constantly, gets hit with soap and product, and often has moisture moving behind the tile that nobody can see. Those things are out of our control, and they decide how long any sealer lasts in there. A short life on a shower does not mean the work was done wrong, and we would rather tell you that before you pay than argue about it after.
Floors are different. Those carry our one-year guarantee against peeling, flaking, or lifting, covered above.

Two dollars fifty per square foot on tile floors, and that includes the deep cleaning first. Natural stone runs $2.75 per square foot, since stone grout is more porous and takes different prep and a different product. Color sealing is not discounted online.
Your color is ordered for your job after we match it in person, so a 25% deposit is collected at the color match visit and covers the material. The balance is due when the work is done.
Usually, yes. We match in your own light rather than off a chart, because tile reads differently under different lighting. We also carry 40+ colors if you would rather change it entirely, and we can get pinks, blues, and anything unusual on request.
No. Some people call it grout painting, but it is a pigmented sealer bonded into the grout line after a deep cleaning. Your tile face is untouched. It also seals as it colors, so spills sit on top of the grout instead of soaking into it.
On floors, years. On showers we do it but we do not guarantee it, because water, soap, and ventilation are out of our control. A short life on a shower does not mean the work was done wrong, and we would rather say that up front than argue about it later.
That is a repair, not a sealing job, and it has to happen first. Grout repair runs $150 to $950 depending on how many areas. We will tell you which one you are actually looking at before you pay for either.
Yes. That is one of the main reasons people do it. A color seal covers what is there, so going from a stained tan to a clean grey or white is normal work.
We tell you the cure time before we leave, and it depends on the product and the room. Plan on staying off it the rest of the day.
