“Blake and Marisa did a great job matching the grout in my new room to my existing grout! Super happy. Will definitely use again!”
“We've been in our house 8 years and the tile now looks like it did on day one!”
“Excellent tile cleaning and grout color sealing! Always quick to respond and communicate, I love that they are ON TIME and dependable!”
The product goes into the joint, so the length of joint is the real measure of the work. A floor of 12x12 tile lands near the bottom of the range. A 6x18 plank or a mosaic packs in roughly twice as much grout per square foot, so those are priced from a photo instead. If a lot of furniture has to move, which we do on request, that also pushes toward the top. You will not pay above the top figure unless the job changes on site and you okay it first.
Recolored grout from homes around the Valley.

That is the question that decides everything. Dirty grout still has its original color underneath the soil, and a deep clean brings it back several shades. Stained grout has absorbed the color itself, from cooking grease, spilled drinks, or years of mop water, and no amount of cleaning reverses it.
Recoloring, grout staining, color restoration, grout renewal, and color sealing are all names for one service. A pigmented sealer is worked into a cleaned joint by hand, the grout comes out a single uniform color, and it is sealed in the same step.
A clear seal is a separate, cheaper job. It protects whatever color the grout is now and slows future staining, but it cannot hide a line that is already stained. We check which situation you are in before you spend money on either.
The square footage on your listing counts bedrooms, closets, and everything under the cabinets. In a Glendale ranch with carpeted bedrooms, the tiled area is often a third of that or less. Run a tape across the kitchen, entry, halls, and baths and add them up, and you have a real number to price with.

A deep clean, then a pigmented coating bonded into each grout joint. It covers stains, evens out blotchy lines, and seals the grout so spills bead up instead of soaking in.
Most of our services make a room cleaner. This one makes it look different. The floor reads newer, the grout lines look straight and deliberate, and people tend to stop and stare at their own kitchen afterward.
Skip the store kits. They fail because the grout underneath was never truly cleaned. Color seal sticks to clean grout only. Laid over soil, soap film, or an old sealer, it peels or wears off in the walking paths within months, and stripping a failed kit costs more than doing the job right the first time.
On floors, color sealing is built to last for years with normal use, and it carries a one-year guarantee against peeling, flaking, or lifting. Normal wear in walking paths, acidic or abrasive cleaners, steam mop damage, and new cracks in the grout are not covered, and showers are not guaranteed.
The first seven days matter most. You can walk on it the same day, but the sealer keeps curing for a week. Socks or house shoes only during that time, and do not wash the floor. A dry dust mop or a broom is fine. After that week the floor is tougher than before, since spills sit on top. Wipe them when they happen, avoid flooding the floor, and do not scrub the joints hard, because both wear through the seal early.
Never steam mop color sealed grout. The heat and moisture break the bond faster than anything else. We use and recommend Zep neutral pH floor cleaner with an H2O Pro flat mop and clean pads. A string mop just pushes dirty water back into the joints.
This is not paint, and the tile face is not coated. It also does not fix broken grout. Cracked, crumbling, or missing joints need grout repair before any color goes down, and we point it out if that is what we find. We will color seal a shower on request, without a guarantee.
Glendale's older neighborhoods are full of tile that has outlived its grout color. In the ranch homes around Glen Lakes and the Sahuaro Ranch area, kitchens and baths often still have the original joints, and decades of mopping have left them a mix of grey, brown, and almost-white. A clean helps, but it rarely evens out that many years of wear.
Newer homes in Arrowhead Ranch and Sierra Verde have a different issue. Large-format tile went in with a light builder grout, and in a busy great room it shows every walking lane within a few years.
Most Glendale color sealing jobs start in the kitchen and the path in from the garage, then move to the entry and the baths.

Tile floors are $2.50 to $3.25 a square foot, and the deep clean is part of that. Natural stone is $2.75 a square foot since its grout needs more prep and a different product. There is no online discount on color sealing.
Yes. Sealing the old and new grout to the same color makes a remodeled room or addition read as one continuous floor. We match the shade at your house, under your light, since tile looks different from room to room. There are 40+ colors to choose from, and unusual shades like pinks or blues can be ordered.
Your color is ordered specifically for your floor once we match it, so we take 25% at the color match visit to cover the material.
No. The tile surface stays as it is, and the grout is sealed in the same step so spills stay on top.
Years, on a floor. Showers are not guaranteed, because water, soap, and ventilation are outside our control, and a short life in a shower does not mean the work was poor.
Not over the cracks. That is a repair, priced by how many areas need it, and it has to be done before color goes down. We will tell you which one your floor needs.
The labor is in the joints. A 12x12 or larger tile has less grout per square foot than a 6x18 plank or a mosaic, so it prices near $2.50, while plank, mosaic, and other small tile is quoted from a photo.
