We use an EPA-registered disinfectant and follow its label. What it is approved to kill is on that label, and that is the only list worth quoting. We can hand you the label and the SDS before the first visit.
We do not promise a sterile facility, we do not claim weeks of lasting protection, and we do not name specific pathogens beyond what the label supports. If a vendor is promising that, ask to see the label.
Biohazard, blood, sewage, trauma scenes, and mold remediation go to licensed specialists. We sanitize high-touch surfaces in spaces that are structurally sound.
Most disinfecting services will not tell you what is in the machine. Ours is Benefect Decon 30, EPA Reg. No. 84683-3-74771. It is a botanical one-step disinfectant and cleaner powered by thymol, derived from thyme oil, instead of bleach or quats. It is EPA-registered as a hospital-grade disinfectant, and the label lists fogging as an approved way to apply it.
It is also approved as a food-contact surface sanitizer with no rinsing required, and it is labeled safe on semi-porous materials, so carpet, wood, and concrete are not a problem. No synthetic fragrance, no dyes, no bleach fumes.
Why that matters in a house you actually live in. And it goes after odor caused by bacteria and fungi rather than covering it, which is the difference between a house that smells clean and a house that smells like something covering a smell.
What it smells like. People usually describe it as minty or herbal, and most say it smells clean rather than perfumed. It fades. It is not an air freshener and we are not going to pretend it lasts forever. What it does while it is working is the point.
Plenty of customers tell us they breathe easier in the house afterward. We are not doctors and we are not going to claim anything medical, we are just telling you what people say.
If you are sensitive to thymol, say so when you book. Thyme oil is the active ingredient, and if that is a problem for someone in the house we bring a different disinfectant instead. No issue, just tell us up front.
What fogging actually does. This is a surface disinfectant. Fogging is how we get it onto the surfaces a rag never reaches, the tops of things, the sides, into fabric and upholstery, the corners of a room. It is not an air purifier and we are not going to sell it as one. If your goal is continuously cleaner air, that is a HEPA filter and a better furnace filter, not a fogging visit.
What gets treated on the visit. We fog the space and put a light mist on the surfaces, the furniture, and any accessible vents and registers. The label covers metal, vinyl, plastic, and fiberglass, and there is no bleach or ammonia in it to corrode a grille or dry out a vent flap.
Nothing needs wiping afterward. It is registered as a no-rinse, no-wipe product, including on food-contact surfaces like counters, so it sits the label dwell time and air dries. The one exception is a surface with visible grease or grime on it, because a disinfectant does not remove filth, it disinfects what is under it. If something is genuinely dirty, tell us and we will handle it as cleaning instead.
What a visit covers. We fog the room so the mist settles onto surfaces, into fabric, and into the places a rag never reaches. We also put a light mist on hard surfaces, furniture, and any accessible vents and registers. It is a no-rinse, no-wipe product, so it air dries and stays where it landed. If a surface is visibly greasy or grimy, that is a cleaning job first, not a disinfecting one, and we will tell you.
We mist surfaces too, not just the room. Along with the fog, high-touch surfaces and furniture get a light direct mist: door handles, light switches, and the furniture people sit on. Nothing needs wiping afterward. The product is registered as no-rinse and no-wipe, so it simply air dries, food-contact surfaces included.
One honest limit: disinfecting is not degreasing. If a surface is visibly dirty or greasy, the dirt has to come off first or you are just disinfecting the top of the grime. Tell us about anything like that when you book and we will handle it or tell you what it needs.
You don't have to leave. We work one room at a time, so just stay out of the room we're in. With windows open or a fan running, each room is ready again in about 15 to 30 minutes, and we will tell you the timing for your place before we start.
We follow the label. The mist drifts through the room and settles into the furniture and fabric, and the door handles and light switches get sprayed as we go. Everything air dries. We do not wipe anything down afterward, because wiping it off is what stops it from working.
