Pressure vs. Soft Wash, and Why It Matters
This is the service where the wrong approach does permanent damage, so it's worth understanding.
Concrete and pavers take real pressure. That's what removes tire marks, ground-in dust, and algae from the pores of the surface.
Stucco, painted surfaces, and tile roofs do not. High pressure on stucco strips the finish and drives water behind it. On a tile roof it cracks tile and forces water under the courses. Those get soft washed, which means low pressure and a cleaning solution doing the work instead of force.
Wood is the easiest surface to ruin. Pressure gouges the soft grain between the growth rings and leaves a permanent striped pattern, and it raises the fibers so the surface goes rough and splinters. Valley sun bakes outdoor wood dry and brittle, which makes it worse. Wood gets low pressure and a cleaner that does the work.
The damage from getting this wrong isn't subtle and it isn't fixable with another cleaning. Etched concrete stays etched. Stripped stucco has to be refinished. We match pressure and solution to each surface, and we'd rather take longer than blast something that can't handle it.
If someone shows up with one wand and one pressure setting for your whole property, that's the problem.

Signs Your Exterior Needs Washing
Here's the thing about Valley dust: it doesn't arrive all at once. It settles a little at a time, month after month, until your house has gone a shade darker than it was and you never noticed it happening. Most people only see it when they wash one section and put it next to the rest.
Look for green or black staining in the shaded spots. White mineral deposits where the sprinklers hit. Dark grime worn into the driveway tire tracks. Pavers gone faded and flat. A dirt line along the base of the stucco. Patio surfaces that feel slick underfoot.
That slick feeling is algae, and it's a slip hazard before it's a cosmetic problem. Worth dealing with sooner than the rest.
Professional Paver Sanding & Sealing
Paver joints lose sand over time. Once the sand is gone, pavers shift underfoot, weeds and ants move into the gaps, and the surface loses the color it had when it was installed.
Resanding refills the joints. Sealing locks the sand in place and puts a protective layer over the surface, which restores the color and blocks future staining.
Sealing only works over a clean surface. Sealing over dirt and algae traps them underneath, and now the grime is permanent and under a coating. Clean first, always.
Clean and seal, $2.75/sqft. For pavers with joint sand still in decent shape.
Clean, resand, and seal, $4.50/sqft. For pavers with washed-out or missing joints. Sealing comes with it, because resanding without sealing just means the sand washes out again.
What Won't Come Out
Pressure washing does a lot, but some things are in the concrete, not on it.
Oil that's soaked into concrete stains it from within. We can pull a lot of it and it usually improves significantly, but a decade-old oil spot under where someone parked is rarely gone completely.
Rust from irrigation or fertilizer, efflorescence that's worked through the slab, and previous acid damage are similar. We'll tell you before we start what's realistic. Setting that expectation up front is cheaper for everyone than arguing about it afterward.
Our Process
Inspection. We walk the property, identify surface types, spot the stains that need separate treatment, and tell you what to expect.
Pre-treatment. Solution applied where it's needed, downstreamed through an X-Jet so it goes on at the right dilution instead of getting eyeballed out of a pump sprayer. Algae and organic growth need dwell time, not more pressure.
Cleaning. Flat surfaces get run with a Whirlaway surface cleaner, which keeps the spray bar at a consistent height and speed across the whole slab. That's what prevents the striping you see on driveways someone did with a wand, where the overlaps are darker than the passes. Stucco, wood, and roofs get soft washed instead.
Detail work. Edges, corners, and transitions by hand, since a surface cleaner can't reach them. This is the part that separates a finished job from a mostly-finished one.
Rinse. Overspray cleaned off plants, windows, and adjacent surfaces. A clean driveway next to a filthy walkway looks worse than it did before.
Walkthrough. We look at it with you before we load out.
Let it dry before you judge it. Concrete and pavers look uneven while they're wet, and the shaded sections dry slower than the sun-exposed ones. What looks like a missed spot at hour one is usually just a wet spot. Give it a few hours in the sun before you call it, and if something's genuinely off after that, call us and we'll come back.
Timing It Right
If you're getting exterior work done in the Valley, late September through spring is the window. There's not much sense cleaning your driveway in the middle of August when three more monsoon storms are coming to undo it.
Post-monsoon is when this work actually holds.
