Modern dryers monitor their own airflow and throw a code when the duct is restricted. Whirlpool and Maytag show F29, LG shows d80, d90, or d95, Samsung shows dC, and GE flashes a clogged vent light. Others just stop mid-cycle or run cool, and the tenant calls it a broken dryer.
Those work orders are almost always the vent line, not the machine. Sending an appliance tech means paying a service call to be told the duct is packed. On a property with in-unit laundry, a cleaning cycle clears a run of those tickets at once, and the per-unit record tells you which units were already flagged.
If a unit codes again after we clean it, that one is the machine, and it shows on your record as flagged so you are not guessing.

Every visit has a $500 minimum in our 9 core cities, and a $750 minimum everywhere else we serve. Net 30 is standard on monthly contracts and jobs over $5,000, and smaller visits are paid the day of service or when you schedule. We send a payment link either way. Buildings where the vents exit through the roof are priced at the volume rate, no matter which floor the unit is on.
















We run the dryer while we work. Its airflow moves the loosened lint all the way out of the building, so the line is actually clear when we leave. Skipping that step is faster, and anyone who tells you it does not matter is doing the quicker version.
When a dryer is out of order or cannot run, we agitate the line and push a reverse air ball through on rods. Same price either way.
After each visit you get a dated list of every unit: cleaned, not accessed, or flagged for something we found, like a crushed hose or a damaged vent cover. We take photos where they are worth seeing, so a flagged unit comes with proof, not just a note.
That record is what you hand to an owner, a board, or an inspector who asks what maintenance has been done.

Most apartment and condo buildings are on a yearly schedule. Laundromats and on-site laundries that run all day build lint much faster, so they usually need it more often. If you are not sure where your building stands, the record from the first visit shows it unit by unit.
No. The per-unit rate covers the vent run from the dryer to where it exits the building. Cleaning out the lint trap housing inside the dryer is a $98 add-on per unit, and so is upgrading the connection hose.
It goes on the record as not accessed, so you know exactly which units still need service and nothing gets assumed. You can schedule those separately once residents are home.
