The Other Two Things

Most store products are cleaners, not disinfectants. Smelling clean and being disinfected are different claims, and only one of them is regulated. If a label does not carry an EPA registration number, it is not a disinfectant no matter what the front of the bottle says. We use Decon 30, which is EPA registered, botanical, and non-toxic once dry.

And you cannot reach your vents. Your air system moves everything in the house around all day. Treating the rooms and skipping the vent system is treating half the problem, and nothing in a spray bottle gets in there.

To be clear, we do not wipe anything. No counters, no shelves, no surfaces by hand. We fog the room and the vents, and that is the entire service. If you want surfaces wiped down, that is a maid service and a different call.

What we will tell you is that the air smells better, the vents get treated, and the customers who run it monthly keep running it monthly.

What Is Actually in the Air of an Arizona House

Dust here is not the same dust as other places. It is fine mineral dust off open desert, and it comes in through every door, rides in on shoes, and ends up circulating through your vent system all day. Add pet dander, cooking oils, whatever the last sick person in the house left behind, and the fact that most Valley homes stay sealed with the AC running for eight months a year.

What We Actually Fog: Benefect Decon 30

Most disinfecting services will not tell you what is in the machine. Ours is Benefect Decon 30, EPA Reg. No. 84683-3-74771. It is a botanical one-step disinfectant and cleaner powered by thymol, derived from thyme oil, instead of bleach or quats. It is EPA-registered as a hospital-grade disinfectant, and the label lists fogging as an approved way to apply it.

It is also approved as a food-contact surface sanitizer with no rinsing required, and it is labeled safe on semi-porous materials, so carpet, wood, and concrete are not a problem. No synthetic fragrance, no dyes, no bleach fumes.

Why that matters in a house you actually live in. It is approved as a food-contact surface sanitizer that needs no rinsing and no wiping afterward, so kitchen counters and a kid's table are not a problem. If you are sensitive to thymol, say so when you book. Thyme oil is the active ingredient, and if that is a problem for someone in the house we bring a different disinfectant instead. No issue, just tell us up front.

What fogging actually does. This is a surface disinfectant. Fogging is how we get it onto the surfaces a rag never reaches, the tops of things, the sides, into fabric and upholstery, the corners of a room. It is not an air purifier and we are not going to sell it as one. If your goal is continuously cleaner air, that is a HEPA filter and a better furnace filter, not a fogging visit.

What gets treated on the visit. We fog the space and put a light mist on the surfaces, the furniture, and any accessible vents and registers. The label covers metal, vinyl, plastic, and fiberglass, and there is no bleach or ammonia in it to corrode a grille or dry out a vent flap.

Nothing needs wiping afterward. It is registered as a no-rinse, no-wipe product, including on food-contact surfaces like counters, so it sits the label dwell time and air dries. The one exception is a surface with visible grease or grime on it, because a disinfectant does not remove filth, it disinfects what is under it. If something is genuinely dirty, tell us and we will handle it as cleaning instead.

What a visit covers. We fog the room so the mist settles onto surfaces, into fabric, and into the places a rag never reaches. We also put a light mist on hard surfaces, furniture, and any accessible vents and registers. It is a no-rinse, no-wipe product, so it air dries and stays where it landed. If a surface is visibly greasy or grimy, that is a cleaning job first, not a disinfecting one, and we will tell you.

We mist surfaces too, not just the room. Along with the fog, high-touch surfaces and furniture get a light direct mist: door handles, light switches, and the furniture people sit on. Nothing needs wiping afterward. The product is registered as no-rinse and no-wipe, so it simply air dries, food-contact surfaces included.

One honest limit: disinfecting is not degreasing. If a surface is visibly dirty or greasy, the dirt has to come off first or you are just disinfecting the top of the grime. Tell us about anything like that when you book and we will handle it or tell you what it needs.

You don't have to leave. We work one room at a time, so just stay out of the room we're in. With windows open or a fan running, each room is ready again in about 15 to 30 minutes, and we will tell you the timing for your place before we start.

We follow the label. The mist drifts through the room and settles into the furniture and fabric, and the door handles and light switches get sprayed as we go. Everything air dries. We do not wipe anything down afterward, because wiping it off is what stops it from working.

What exactly do you fog?

The air and the vents, room by room, through the whole house. The fog moves through the space and settles the way air moves, which means it reaches the places a rag never gets to. This is not a wipe-down service. We are not cleaning countertops or dusting shelves.

What do you use?

An EPA-registered disinfectant applied with a fogger. We follow the product label for dwell time and application, and we tell you what the label actually covers rather than making claims it does not.

Why monthly?

Is it safe around kids and pets?

Everyone stays out of a treated room until it has settled and dried. Cover or put away food and anything you eat off of. Tell us any room you would rather we skip and we skip it.

Does it deodorize?

It knocks down odor in the air, and most people notice the difference the same day. What it will not do is fix a smell coming from somewhere specific. If the source is pet urine in carpet, a mattress, or the duct system, that needs the treatment for that thing, and we will tell you which one.

How long does a visit take?

Fast. We are usually in and out, and it pairs well with carpet or tile cleaning on the same visit.

Can you do just the vents?

We do not fog into the duct system, because the label does not cover it. What we do is fog the rooms and mist the registers and accessible vent covers, and that is available as a $175 add-on up to 3 bedrooms, $250 for 4 to 7, when we clean your air ducts.
