Benefect Decon 30, EPA Reg. No. 84683-3-74771. A botanical one-step disinfectant powered by thymol, derived from thyme oil, instead of bleach or quats. It is EPA-registered as a hospital-grade disinfectant, and approved as a food-contact surface sanitizer with no rinsing required. No rinsing, no wiping it off counters, and no chemical smell sitting in the house for two days. We use it around kids, pets, and kitchen surfaces without staging anyone outside.
We follow the label for dwell time and we do not wipe anything down afterward, because wiping it off is what stops it working.
People usually describe the smell as minty or herbal, clean rather than perfumed, and it fades. It is not an air freshener. Plenty of customers tell us they breathe easier afterward, and we are not doctors, we are just telling you what people say.
If anyone in the house is sensitive to thymol, say so when you book and we bring a different disinfectant instead.
What fogging actually does. This is a surface disinfectant, and fogging is how we get it onto the surfaces a rag never reaches, into fabric, and around the corners of a room. It is not an air purifier and we will not sell it as one. You don't have to leave the house. We work one room at a time, so just stay out of the room we're in. With a fan running, each room is ready again in about 15 to 30 minutes. We are also not a maid service, so we do not wipe counters or pick anything up.
What gets treated. We fog the space and mist the surfaces, the furniture, and any accessible vents and registers, all of which the label covers. Nothing needs wiping afterward, since it is registered no-rinse and no-wipe, including on food-contact surfaces.
High-touch surfaces and furniture get a light direct mist along with the fog: door handles, light switches, and the furniture people sit on. Nothing needs wiping after, since the product is registered no-rinse and no-wipe, food-contact surfaces included. Disinfecting is not degreasing though, so anything visibly dirty needs cleaning first.
People usually describe the smell as minty or herbal, clean rather than perfumed. It fades, it is not an air freshener, and we are not going to pretend otherwise. Plenty of customers say they breathe easier afterward, and we are not doctors, we are just telling you what people tell us. Sensitive to thymol? Say so when you book and we bring a different disinfectant.
Nobody waits for a roach problem to call the pest guy. It is on the calendar, he shows up, it is quick, and the problem never starts. This is the same idea pointed at what your family breathes.
We fog the air and the vents, room by room, through the whole house. The disinfectant goes where the air goes, which is the entire point. It travels throughout the room and settles over everything in it, the furniture, the soft surfaces, and the vents, without soaking any of it.
What we do not do: wipe counters, dust shelves, or clean surfaces by hand. This is not a maid service and we will not pretend it is. It is an air and vent treatment, and it works on a house that is already clean.
A cold fogger breaks the disinfectant into droplets roughly 10 to 50 microns across, small enough to hang in the air and drift through a room. A trigger sprayer throws droplets many times larger that drop straight down within a foot of the nozzle. That is the difference between treating a room and treating a spot.
The second number is how it goes on. Every visit, we work room by room: we fog each room so the mist reaches the furniture, fabric, and corners, and spray the door handles and light switches as we go. Everything air dries on its own, with no wiping and no rinsing, even on food-contact surfaces. And nothing in a spray bottle reaches your vent system, which is what moves everything around the house all day.
The most common thing we hear is that the house just feels fresher. A lot of customers say they notice easier breathing in the days after, especially people with pets or during dust season, and plenty tell us their house stopped smelling like a dog to visitors.
We are not doctors and we are not making a health claim. That is what customers report, and you should have it straight. What we can say for certain is what the product is: an EPA-registered disinfectant used according to its label, applied so it reaches the whole room and the vents.
An EPA-registered disinfectant that is botanical and non-toxic, safe around kids and pets once it has settled and dried. No bleach, no harsh fumes, and your house does not end up smelling like a hospital.
The product is an EPA-registered disinfectant and it does what its label says. We follow that label for dwell time, application, and where it can be used. What we will not tell you is that fogging cures allergies or prevents illness. Anyone selling it that way is selling you something else.
Short-term rentals turn over with different guests every few nights, and guests notice how a place smells before they notice anything else. Monthly treatment protects the listing as much as the house.
Short-term rental owners here run it monthly and time visits to a gap between bookings.
EPA-registered and botanical, and we will show you the label.

The air and the vents, room by room, through the whole house. It reaches what a rag never gets to. This is not a wipe-down service, so we are not cleaning counters or dusting shelves.
$150 a visit on a monthly plan up to 3 bedrooms, $225 for 4 to 7, $250 one-time up to 3 bedrooms, $350 for 4 to 7, and $450 for heavy odor or a neglected house. Month to month, cancel with 30 days notice.
Because it is maintenance, not a one-time fix. Air moves, people come and go, pets shed, and the house reloads. Think pest control, on the calendar, rather than calling somebody after there is a problem. Not sure yet? A one-time visit is a good way to try it first.
Everyone stays out of a treated room until it has settled and dried. Cover or put away food and anything you eat off of, and tell us any room you want skipped.
It knocks down odor in the air and most people notice the same day. What it will not do is fix a smell coming from a specific source like pet urine in carpet or a mattress. That needs its own treatment and we will tell you which.
We do not fog into the duct system, because the label does not cover it. We fog the rooms and mist the registers and accessible vent covers, available as a $175 add-on up to 3 bedrooms, $250 for 4 to 7, with air duct cleaning.
