$1 per square foot for tile and grout, $1.50 for natural stone, and $1 for sealed concrete and hardwood, and $0.85 for luxury vinyl and VCT, with a $500 minimum per visit, applied once to the whole visit rather than to each service. Work above the ground floor adds $100 per floor, since the equipment has to go up and come back down. Stone is priced at our residential rate and is not discounted, because it takes slower work and different chemistry than ceramic. Tile walls, showers, and backsplashes, like restroom walls, locker room showers, or a kitchen backsplash, are priced from photos and added to the same quote.
Prices above are for one visit. Large properties and phased work that run more than one day add $250 per extra day for the return trip, setup, and teardown, and you hear that in the quote rather than after.
Sealing is optional and priced per square foot. Ceramic and porcelain faces cannot be sealed, only the grout: grout clear seal $1.50, grout color seal from $2.50.
Stone faces and stone grout are sealed separately, so you can do either or both: clear seal on the stone face $2, color enhancing $2.50, grout clear seal $1.50, grout color seal $2.75. Doing both together runs $3.25 for clear on both, $3.75 for color enhancing with a clear grout seal, $4.25 for clear face with color grout, and $4.75 for color enhancing with color grout. Commercial rates are not discounted online.
Two buildings with the same square footage can still be different work. Price depends on square footage, floor types, grout condition, and whether you want sealing.

Quarry tile and sealed kitchen floors, degreased rather than just mopped, plus the dining room floor out front. Kitchen floors hold grease that a mop moves around instead of removing, which is why they stay tacky no matter how often they get mopped.

Commercial buildings rarely have one floor type. A restaurant can have quarry tile in the kitchen, porcelain in the dining room, and stone at the host stand. A hotel lobby might be marble or travertine with porcelain in the restrooms. Products that are fine on porcelain can etch stone permanently, and too much water damages the seams in luxury vinyl.

Restrooms take moisture and residue every day, and nightly mopping with shared water pushes soil deeper into grout lines. Entries take grit off the parking lot that acts like sandpaper on every surface it crosses.

Natural stone reacts to acid and to many standard floor cleaners, and etching is permanent. Resorts and restaurants here commonly put stone at the entry and porcelain in restrooms and kitchens.
