Commercial Hard Floor Cleaning Pricing in Tempe

$1 per square foot for tile and grout, $1.50 for natural stone, and $1 for sealed concrete and hardwood, and $0.85 for luxury vinyl and VCT, with a $500 minimum per visit, applied once to the whole visit rather than to each service. Work above the ground floor adds $100 per floor, since the equipment has to go up and come back down. Stone is priced at our residential rate and is not discounted, because it takes slower work and different chemistry than ceramic. Tile walls, showers, and backsplashes, like restroom walls, locker room showers, or a kitchen backsplash, are priced from photos and added to the same quote.

Prices above are for one visit. Large properties and phased work that run more than one day add $250 per extra day for the return trip, setup, and teardown, and you hear that in the quote rather than after.

Sealing is optional and priced per square foot. Ceramic and porcelain faces cannot be sealed, only the grout: grout clear seal $1.50, grout color seal from $2.50.

Stone faces and stone grout are sealed separately, so you can do either or both: clear seal on the stone face $2, color enhancing $2.50, grout clear seal $1.50, grout color seal $2.75. Doing both together runs $3.25 for clear on both, $3.75 for color enhancing with a clear grout seal, $4.25 for clear face with color grout, and $4.75 for color enhancing with color grout. Commercial rates are not discounted online.

Two buildings with the same square footage can still be different work. Price depends on square footage, floor types, grout condition, and whether you want sealing.

Restaurant Kitchen Floors

Quarry tile and sealed kitchen floors, degreased rather than just mopped, plus the dining room floor out front. Kitchen floors hold grease that a mop moves around instead of removing, which is why they stay tacky no matter how often they get mopped.

What Is Included

Ceramic and porcelain tile, quarry tile in commercial kitchens, sealed concrete, luxury vinyl plank and tile, and natural stone, along with the grout between them. Deep cleaning, grout cleaning, floor buffing, clear sealing, grout color sealing, and grout repair.

Every Floor Gets Identified First

Commercial buildings rarely have one floor type. A restaurant can have quarry tile in the kitchen, porcelain in the dining room, and stone at the host stand. A hotel lobby might be marble or travertine with porcelain in the restrooms. Products that are fine on porcelain can etch stone permanently, and too much water damages the seams in luxury vinyl.

So every surface gets identified before anything touches it, and each gets the process it can take. Natural stone moves to our natural stone cleaning and sealing service.

Kitchens, Restrooms, and Entries

Commercial kitchen floors build up grease in the grout that mopping spreads rather than removes, which is also how kitchen floors get slick. Restrooms take moisture and residue every day, and nightly mopping with shared water pushes soil deeper into grout lines. Entries take grit off the parking lot that acts like sandpaper on every surface it crosses.

Any Floor, Any Building

We run high-powered portable equipment, not the light-duty units that barely pull water out, and not a truck mount that needs hoses dragged through your lobby and up the stairs. That means we can clean on any floor of any building, from an upper-floor office suite to hotel corridors and guest rooms several stories up, with the same cleaning power at the top floor as at the front door.

Who We Clean For

How We Handle a Commercial Floor

  1. Surface identification. Tile, stone, vinyl, and concrete, noted room by room.
  2. Pre-treatment. Degreaser in kitchens, mineral treatment in restrooms, matched to the surface.
  3. Machine cleaning and extraction. Driven into the grout line, with edges and corners done by hand.
  4. Sealing where it helps. Clear seal to keep grout its color, or color seal to replace stained grout with one uniform color.
  5. Dry before open. Floors dry and safe to walk on before your staff and customers are back.

Why Tempe Properties Need Commercial Hard Floor Cleaning

Kitchens near Mill Avenue take grease and late-night traffic, and kitchen grout can turn dark within months. Hotel lobbies and restrooms near the airport and campus are cleaned constantly but rarely deep cleaned.

Entry floors in older buildings near downtown take grit straight off the sidewalk.

Built Around Your Hours

We work after close or before open so floors are dry before service, and we can handle kitchens, dining rooms, and restrooms in one visit.

Commercial Hard Floor Cleaning Tempe, AZ FAQs

Please reach us at (480) 389-8415 if you cannot find an answer to your question.

How does billing work?

Jobs under $5,000 are paid the day of service, once the work is done and you have seen it. We send a payment link, so nobody has to hand a card to a technician. Card, ACH, check, or Zelle on those, and we do not add card fees. Jobs over $5,000 and janitorial programs run Net 30, paid by ACH or check, since card fees at that size are real money and Zelle limits are set by your bank, not ours.

Do you clean commercial floors in Tempe?

Yes, restaurants, hotels, offices, medical suites, and retail throughout Tempe and the surrounding Phoenix Metro.

Can you clean upper floors?

Yes, any floor. We use high-powered portable equipment, so there are no hoses run from a truck and no limit on how high we can go.

What kinds of hard floors do you clean?

Ceramic and porcelain tile, quarry tile, sealed concrete, luxury vinyl plank and tile, and natural stone, along with grout.

Do you clean restaurant kitchen floors?

Yes. Kitchen grout holds grease that mopping spreads around. We degrease and extract it, which also helps with slick floors.

Do you clean natural stone lobbies?

Yes, through our natural stone service, since stone needs different products than tile.

How is it priced?

Per job, from a floor plan with square footage or a walkthrough. Sealing and grout repair are quoted alongside the cleaning.

Can you work after close?

Yes. Floors are dry before your staff and customers are back.

Can you make stained grout match?

Grout color sealing replaces stained grout with one uniform color, in 40+ options.
