$0.40 per square foot, flat, at any size, with a $500 minimum per visit, applied once to the whole visit rather than to each service. Work above the ground floor adds $100 per floor, since the equipment has to go up and come back down. Optional add-ons priced per square foot: carpet protectant $0.25, deodorizer $0.10, sanitizing treatment $0.12. We pick the method on site based on how much soil and staining is in the carpet. Low moisture dries faster and suits maintenance cleaning, hot water extraction pulls more out of heavily soiled carpet. Heavily soiled or restorative jobs are quoted after a walkthrough, and you hear that before we start, not after.
Prices above are for one visit. Large properties and phased work that run more than one day add $250 per extra day for the return trip, setup, and teardown, and you hear that in the quote rather than after.
Two buildings with the same square footage can still be different work. Price depends on square footage, carpet type, how much traffic it takes, and how much soil and residue is in it.
