Recoloring, Restoring, Sealing: It Is the Same Job

People call this five different things and mean one of two. Grout recoloring, grout staining, grout color restoration and grout color sealing are the same service. A pigmented sealer goes on by hand, the grout comes out one uniform color, and the line is sealed at the same time.

Grout sealing, grout protection and grout maintenance usually mean a clear sealer, which is a different and cheaper job. A clear seal keeps the color you have and slows the next stain. It will not change a line that is already stained, and anybody telling you it will is selling you the wrong product.

Which one you need comes down to one question: is your grout dirty or is it stained? Dirty cleans back several shades and a clear seal holds it there. Stained does not clean back at any price, and color sealing is the honest answer. We tell you which you have before you pay for either.

Why the Price Is a Range

Color sealing is grout-line work, so the amount of grout line is the job. Standard 12x12 tile sits at the low end. Smaller tile like 6x18 or a mosaic has close to double the grout line in the same square footage, which is double the hand sealing and wiping, so it lands higher. Moving furniture is part of the service and does not push the price up. Your price never goes above the top of the range unless the scope changes on site and you agree to it first.

Measure Before You Judge the Price

Most people tell us they have 3,000 square feet. That is usually the house. The tile itself, kitchen, entry, hallways, and baths, often comes in closer to 1,000 once it is measured. Pull a tape across your kitchen and entry, add the hallways and baths, and you will have a real figure before you talk to anybody, us included.

How It Works

  3. Fans go on. Grout has to be dry before color goes down, so we set air movers and let them run.

  5. Cure time. Stay off it while it sets. We tell you how long before we leave.

Guaranteed One Year on Floors, and How to Keep It That Way

Color sealing is built to last years on a floor under normal use, and it is guaranteed for one year against peeling, flaking, or lifting. It does not cover normal wear in traffic paths, acidic or abrasive cleaners, steam mop damage, or new cracks in the grout. Showers are not guaranteed.

The first 7 days decide everything. The sealer dries fast and you can walk on it the same day, but it cures for a full week. During those 7 days: no shoes in the house, socks or house shoes only, and do not clean the floor at all. Sweep or dry dust mop if you need to. After that, live on it. A sealed floor is not delicate, it is the opposite: spills stop soaking in, so wipe up messes when they happen and the grout stays the color we left it. Just do not flood the floor with water and do not scrub the grout hard, since both wear the seal through early.

Do not steam mop a color sealed floor. Steam drives heat and moisture into the grout line and breaks the bond down, and it is the fastest way to ruin work you paid for. We recommend a neutral pH floor cleaner, Zep is what we use, with an H2O Pro flat mop system and clean pads. A string mop just pushes dirty water back into the grout.

What It Is Not

It is not paint, and it is not a coating over your tile. The tile face stays exactly as it is. It is also not a repair. Cracked, crumbling, or missing grout has to be repaired first, and we will tell you if that is what you are looking at.

On showers we do color seal, but we do not guarantee it. Water, soap, and ventilation are out of our control, and a short life on a shower does not mean the work was done wrong.
