Tile & Grout Cleaning Services in the East Valley, AZ

Professional Tile & Grout Cleaning Across the East Valley

Tile and grout cleaning removes the embedded dirt, grease, and hard water buildup that mopping can't reach. Grout is porous, so soil settles down into the line and stays there. That's why the floor looks dull again by the next day. Tile stays fine for decades. Grout is what ages.

Pfaff Cleaning Co. provides tile and grout cleaning throughout Chandler, Gilbert, Mesa, Scottsdale, Queen Creek, Tempe, Ahwatukee, and Sun Lakes. Ceramic, porcelain, saltillo, and slate. We clean the whole floor, tile face, grout lines, corners, and edges, then seal it so it stays that way.

Natural stone is a different animal. Travertine, marble, and limestone take different products and a different process, and the wrong cleaner etches them permanently in one pass. That work lives on our natural stone cleaning and sealing page.

Signs Your Tile & Grout Need Professional Cleaning

Dark or uneven grout lines. Floors that look dirty an hour after mopping. Heavy buildup along kitchen cabinet bases. Soap scum and hard water deposits in the shower. Traffic lanes visibly darker than the rest of the room.

If your floor never looks clean no matter what you do, the grout is where it's hiding.

Our Tile & Grout Cleaning Process

Inspection. We walk the floor with you and tell you what will come out and what won't. Permanent staining, etching, and worn grout are real. We'd rather show you before than explain after.

Pre-treatment. Solution matched to what's actually on your floor. Grease in a kitchen and hard water in a bathroom are different problems and they don't take the same product.

Deep clean. Machine agitation cleaning into the grout line, with extraction. This is the step that separates it from mopping, and it's why the result lasts.

Seal or color seal. Optional. Worth knowing that grout starts absorbing again the moment it's clean, so unsealed grout is on a timer.

Final walkthrough. We look at it together before we load out. If something's not right, we're still standing there.

What to Expect on Cleaning Day

Appointment length depends on square footage and the condition of the grout. We move light furniture as part of the service on request. Appliances, heavy or oversized pieces, and anything with breakables on or inside it stay put, and we clean right up to and around them. If you want a china cabinet or a display shelf moved, clear it out before we arrive and we'll handle the furniture.

Optional Clear Grout Sealing

After cleaning, grout is still porous and starts absorbing spills again right away. Clear sealing keeps your existing grout color and adds a barrier so liquids bead up instead of soaking in.

It protects freshly cleaned grout, resists everyday spills, makes routine mopping actually work, and buys you more time between professional cleanings.

Optional Grout Color Sealing

Even after a deep clean, some grout stays permanently stained or blotchy. That isn't a cleaning failure. It's the limit of what cleaning can do to a porous material that's been absorbing soil for a decade.

Color sealing puts a uniform, color-matched coating on the grout line. It covers permanent discoloration, resists future staining, makes routine cleaning easier, and leaves the floor looking like new grout instead of clean old grout.

Over 40 colors to match or contrast your tile. Color sealer goes on grout lines only. Caulk corners and edges stay as they are.

Shower Tile & Color Sealing

Showers are the toughest surface we work on. Constant water, heat, and soap do things to grout that a floor never sees.

A deep clean gets your shower as clean as it will get, and for a lot of homes that's all it needs. Where cleaning has limits is grout that's stained, uneven in color, or worn down over the years. No amount of cleaning brings that back. Color sealing does, and it's what gives a shower a genuinely new look. We'll tell you straight which one your shower needs.

Hard water is the other thing to know about. Calcium bonds into the grout and onto the tile, and some of it does not come off. We use safe methods to get out everything that will come out, and we won't take a blade or aggressive abrasive to your shower to chase the rest. Same with harsh acids. Those get fast results and leave etched tile and eaten grout behind, and that damage is permanent.

Heavy buildup also affects sealing. Sealer won't bond well over mineral that's still in the grout, so a shower with significant calcium is a harder candidate for color seal.

Text a photo to (480) 389-8415 and we'll give you a rough range. When you're ready, we come out to go through color options and match to your tile. Once you pick a color, we take a 25% deposit to order the material for your job, and it applies to your total.

Why Arizona Tile Is a Harder Job

Valley hard water leaves calcium that bonds into grout and onto tile, and it gets more stubborn the longer it sits. Add year-round dust and the grit tracked in off the driveway, which is abrasive and grinds down into grout lines in entryways and kitchens.

That combination is why tile in Chandler and Gilbert homes needs professional cleaning on a shorter cycle than most of the country. Most East Valley homes do well every 12 to 18 months, sooner in high-traffic areas.

TILE & GROUT CLEANING FAQS

Please reach us at (480) 389-8415 if you cannot find an answer to your question.

We move light furniture like chairs, side tables, and small pieces on request. We don't move appliances, heavy or oversized furniture, or anything with breakables on or inside it. We'll clean right up to and around anything that stays put. If you want those areas done, clear what you can before we arrive.

Most homes benefit from professional tile and grout cleaning every 12 to 18 months. Homes with pets, children, or heavy foot traffic may benefit from more frequent service.

Many stains can be significantly improved through professional cleaning. However, some permanent discoloration may remain. In those situations, grout color sealing is often the best solution.

Yes, but natural stone requires different products and care than tile, so we handle it as a dedicated service. Learn more about our natural stone cleaning and sealing.

Most hold up for years. Showers are the hardest surface we seal, though, and we'll be straight with you: some fail early, and a few fail within a day. Almost always it's what's already in the wall before we get there. Moisture wicking up from behind the tile keeps the sealer from ever fully bonding. Old sealers or soap film left in the grout block adhesion. Grout that's already breaking down won't hold anything. Cracked or failing tile lets water back in behind the seal. None of that is visible from the surface, which is why nobody can promise you a shower.

What you can control is cure time, and we'll give you exact instructions before we leave.

Because of that, shower color sealing is not covered by a guarantee. We tell every customer this before booking. Sealing a shower runs a few hundred dollars against several thousand to retile, and most people would rather try the seal first knowing the odds.

Often, yes. Light and moderate deposits come off with our cleaning process. Heavy buildup that's had time to bond into the grout and tile is different, and some of it doesn't come off at all. We'll get out everything that will come out without resorting to razor blades or harsh acids, which do permanent damage.

Most residential projects are completed in a few hours, depending on the size of the area and the condition of the tile and grout.

No, caulking isn't a service we offer, and we don't seal over it. Sealer goes on grout lines only, so caulk corners and edges stay as they are. Cleaning isn't affected either way. Grout repair we do handle in house.

Yes. We use professional cleaning methods designed for the specific type of tile or stone being cleaned.

Yes. We provide professional tile and grout cleaning for many commercial properties as well as residential homes.

Yes. Damaged grout has to be addressed before sealing, since sealer won't hold over cracked or crumbling material. We'll flag anything that needs repair during the inspection and quote it with the job.

Clear sealing protects your grout without changing its color, so it’s the right choice when your grout cleaned up well and you just want to keep it that way. Color sealing applies a new uniform color, which is what you want when grout is permanently stained or blotchy after cleaning.
