We do tile and grout cleaning in Cave Creek all the time.
Cave Creek grout gets a pole brush down every joint and a tool that sprays and vacuums in one pass, so desert dust leaves instead of settling back. Pick a level and square footage below and send it to book, or call (480) 389-8415, 7am to 8pm daily.
The difference between a cleaning and a good cleaning is time. We take ours.
Price it yourselfCave Creek floors are a mix you do not see in most of the Valley: porcelain and ceramic in the newer homes, saltillo in the Santa Fe and territorial styles, and slate or flagstone at the entries. The grout in all of them catches the same desert dust, and we clean it from the bottom of the joint up.

Grout repair is a separate booking. We price it once we have seen the damage.
Showers, backsplashes, small-format or mosaic floors, and decorative inlays or borders get a price from a photo. The shower section further down explains why.
“We've been in our house 8 years and the tile now looks like it did on day one!”
“Crew did a GREAT job. Tile and grout are looking like new. Very happy with how our rooms look!”
“They did a fantastic job our floors were gross! I mean very bad. They did a tile and grout cleaning.”
How long we stay depends on the square footage and how much dust is packed into the grout. You do not need to clean or prep the floors before we arrive. Furniture gets moved on request, except beds, bed frames, oversized sectionals, pianos, and anything with breakables on or inside it.
At forty cents a foot, somebody is in a hurry. We are not, and the grout lines are where that difference shows up.
Many of our calls come after a rushed job. The floor was done fast, cleaner residue is still sitting in the joints, and the first company will not return to make it right.
Mopping, even with a good mop, just slides dirty water into the grout. That is the core problem with a tiled floor: the glazed face wipes clean, but the grout is a porous channel set lower than the tile, and it collects whatever the mop pushes off the top.
The bargain version is a spray and a squeegee, and the grout looks dark again within a few weeks because the soil never left the joint. For $0.85 online, $1 regular, you get an alkaline cleaner that sits long enough to release the soil, agitation down inside the joint, and then pressure and extraction to pull it out. That is why the grout comes up several shades and holds there.
We will also tell you when cleaning is not the answer. Grout that is stained, not just dirty, will not return to its original color at any price, and color sealing is the honest fix rather than another round of cleaning.
A few floors and showers we have cleaned in the Valley.
Common Cave Creek sizes, cleaning only, at the online rate. These are typical layouts, not actual jobs. Sealing is added in the box above.
Small or clustered tile like penny rounds, hex, and mosaics, along with talavera accents, inlays, borders, and dividers, gets priced from a photo, because all that extra grout line changes the time involved. Text us a picture and a price comes back.
Saltillo is soft, unglazed clay, and whatever sealer sits on top controls how it looks. Once that sealer turns yellow, cloudy, or blotchy, the only real fix is to strip it off before resealing, because a new coat over the old one seals the haze in.
A full strip and reseal is $4.50 a square foot and normally takes two days. The first day covers stripping, neutralizing, and rinsing, followed by a complete dry-out, since sealer applied to damp saltillo turns white. The second day is the sealer itself, in several coats. If you would rather not strip, a deep clean at the standard tile rate or a clean plus a fresh coat at $2.75 a square foot will both improve the floor, though neither one clears sealer that has already gone cloudy or yellow. For scale, 1,000 square feet of saltillo comes to $2,750 for a clean and recoat, or $4,500 stripped and resealed. We look first and tell you which one your floor needs.
Big rooms and high ceilings can make a house feel larger than its tiled area really is. Measure the kitchen, living and dining areas, entry, halls, and baths, and leave out anything under cabinets, built-ins, or a kitchen island.
We will move sofas, chairs, tables, and other manageable pieces if you ask. Beds, televisions and electronics, glass-topped tables, china and curio cabinets, and anything loaded with breakables stay put. A heavily furnished great room puts the job near the top of your range.
Most floors are dry before we pack up, but if you want an air mover running while we are there, just ask and we will set one out.
Kitchen backsplash grout behind the cooktop builds up grease that takes a degreaser and handwork to cut. Shower grout fights soap scum and mineral instead. Both are priced from a photo.
Clear sealing locks in the grout's current color and makes spills sit on the surface instead of soaking in. It is invisible once dry, so we apply it one line at a time where you can watch. Color sealing covers stained or uneven grout with a single matched shade chosen from more than 40 colors. Grout repair comes first wherever grout is cracked, loose, or missing, since sealer will not bond to grout that is breaking apart. More on that at grout repair.
No surface in the house has it harder than the shower. Minerals bond into both the grout and the tile, and some of that stays no matter what. We will not scrape it with a blade or hit it with strong acid, since both leave the tile etched and the grout damaged. When shower grout is stained, uneven, or worn, color sealing is the repair.
How long a shower result lasts is something we cannot guarantee. Some hold up for years and some give out quickly, and an early failure does not mean the work was bad. Water, soap, airflow, the cleaners you use, and moisture behind the tile are outside our control. Running the exhaust fan and squeegeeing after each use both help. Text photos with the button below for a rough range. When you decide to go ahead, we match the color at your home, collect a 25% deposit for the material, and order it before booking your date. See shower cleaning for more.

Bringing grout back usually means one of three things: a deep clean that recovers the original color, a clear seal to protect it, or color sealing when the original color is gone for good. We tell you which applies. Our work is the grout, not the tile itself, so a cracked or loose tile gets flagged before we start, because replacing it is a job for a tile setter.
If the dark lines follow the routes people walk, that is soil, and it cleans out. If the whole floor is blotchy and uneven, the grout probably absorbed stain before it was ever sealed, and color sealing is what evens it out.
We clean porcelain, ceramic, slate, saltillo, and most other hard tile, and we also offer clear sealing, color sealing, grout repair, shower tile work, and tile floors in offices and shops.
A lot of Cave Creek homes combine tile with travertine or other natural stone in the baths or entry. Stone takes its own products and process, which is covered on natural stone cleaning and sealing.
A darker trail from the back door or the garage to the kitchen, grout that looks dusty right after you mop, grime along the base of the cabinets, cloudy shower walls, and cracked joints in the busiest spaces.
Cave Creek is spread out across the foothills, and plenty of homes are reached by dirt or gravel roads. Dust from those drives, from horse arenas, and from the open desert around every lot comes inside on shoes and paws and on the wind through an open slider. It settles into the grout joints first, and each mopping drives it a little further down.
Tile and saltillo also cover a bigger share of the floor here than in most Valley cities. Many custom homes run hard flooring through the entire living space, sometimes with saltillo indoors that continues out onto a covered patio. Older saltillo may have been sealed more than once over the years, and the layers can turn amber or cloudy. In Tatum Ranch, light builder grout through the kitchen and family room tends to darken along the traffic routes long before the rest of the floor shows age.
Hard water adds to it. Every mop bucket and every splash near a sink or shower leaves a trace of mineral in the grout, which is why a clear seal after cleaning is worth considering.
Most jobs here begin at the doors, where the dust comes in heaviest, then work through the kitchen and living areas before finishing in the baths.
We schedule the whole floor for a single trip, including any sealing you add, so you are not waiting on a second appointment to finish the baths.
The soil comes out of the grout joint, not just off the tile face.
We clean tile in Tatum Ranch, Rancho Manana, the Black Mountain and Lone Mountain areas, the town core, and the custom-home areas out toward Desert Mountain. The published rate is the same across all of them, with no tax added and no hidden fees. Open 7 days, 7am to 8pm.

Most grout lightens a great deal. A few stains have set into the grout itself, and color sealing is how those get covered.
Yes. Grout repair is booked as its own service and is always done before sealing. Pricing is on our grout repair page.
Slate is handled with our tile work. Flagstone, travertine, marble, limestone, and other natural stone are a separate service because they need different chemistry, and the wrong cleaner can etch them for good. See natural stone cleaning for that pricing.
Light and medium deposits, yes. Thick scale that has bonded to the tile and grout may stay, and we will not attack it with a razor or strong acid, since that damages the surface underneath.
We do, and we price both from a photo you text us.
Cleaning only is $0.85 a square foot online or $1 regular. Cleaning plus a clear seal is $1.50 a square foot regular. Grout color sealing runs $2.50 to $3.25 a square foot and is not discounted.
Yes. Business floors are priced separately on our commercial hard floor cleaning page, and we can schedule around your hours.
Yes. Grout color sealing puts the old and the new grout under one consistent shade, so a casita or an addition reads as part of the same house.
Usually, and the best time is before the photographer comes. Fresh grout makes a floor look years younger on screen, and a color seal over a dated grout shade is one of the less expensive ways to update a floor for buyers.
