Agitation vs. Vacuum-Only

A vacuum at the register pulls loose dust sitting near the opening. It does nothing to the layer that has settled and bonded along the duct wall further in, which is most of what is actually in there.

Our approach is agitation-driven. Whip tools and compressed air do the work of breaking buildup loose, and the reverse air ball drives it back toward the register where the vacuum is waiting, instead of pushing it deeper into the run. Agitation first, extraction second. The agitation is what actually cleans the duct wall, and no amount of suction substitutes for it.

Why Duct Cleaning Quotes Are All Over the Place

Call five companies and you will get five numbers that do not look related. There is a reason.

Some quote per system, some per vent, some a flat whole-house price. A flat price sounds simple until you realize a 2,000 sqft home with 14 vents and a 1,400 sqft home with 7 take very different amounts of work, and the flat number has to cover the bigger one. Per-vent pricing means you pay for what you have and nothing more.

The low advertised numbers usually cover a scope that is not the whole system. Worth asking anyone you call three things: are you cleaning the returns or just the supplies, are you agitating or just vacuuming, and is the number you just gave me the number I will pay.

Do the math on the low quotes. A whole-house duct cleaning done properly is a few hours of work with agitation at every run, plus setup and teardown. When someone advertises the entire house for $199, that is not a discount, that is a different scope.

Signs Your Air Ducts May Need Cleaning

Visible debris or dust buildup at the registers. Dust that resettles within a day or two of cleaning the house. A musty smell when the system kicks on. Noticeably weak airflow from specific vents. Recent remodeling or construction work. A house you just moved into with no maintenance records.

The register test is the useful one. Pull a cover off and look inside with a flashlight. If you see a coating of debris, that is your answer.

Our Air Duct Cleaning Process

  1. Inspection. We open a register and look before we start, so you know what we are dealing with: buildup, airflow concerns, and anything that needs extra attention.
  2. Protecting your home. Flooring and nearby surfaces in the work area get covered before cleaning begins.
  3. Agitation. Flexible whip tools and a reverse air ball on our rod system, driven with compressed air, break buildup loose throughout the accessible supply and return ductwork.
  4. Vacuum extraction at each register. Everything loosened comes out at the register instead of resettling inside the system, and the vent covers and registers get cleaned too.
  5. Final check. We verify airflow, walk you through what we found, and tell you anything about your system worth knowing.

Optional Sanitizing Fogging

After the cleaning we fog the living space with Decon 30, an EPA-registered botanical disinfectant, and mist the registers and accessible vent covers while we are at it. The label approves it on the metal, plastic, and vinyl those covers are made of, and it contains no bleach or ammonia, so it will not corrode a grille or dry out a vent flap.

What we do not do is fog disinfectant down into the duct runs themselves. The label does not cover routine duct fogging, and misting liquid into a system can leave residue on the insulation and coils. Cleaning is what removes what is in the ducts. This treats the surfaces you actually touch and breathe past.

It is not a substitute for cleaning and it does not fix a mold problem. If there is actual mold growth in your system, that is a remediation job, not a fogging job, and we will tell you. $175 up to three bedrooms, $250 for four to seven.

Exhaust Fan Cleaning

Bathroom and laundry room exhaust fans pack with dust and lint and lose most of their pull. A fan that cannot move air leaves moisture in the room, which is how you get mildew on the ceiling. In a laundry room it is worse, since that fan is fighting the heat and humidity coming off the dryer. Most people have never cleaned either one.

Some of those plastic covers are brittle, especially the older ones. If one breaks while we are cleaning it, that is on us and we replace it free. $50 per fan, and it is quick if we are already at the house.
