Arizona homeowners rely heavily on their HVAC systems, especially through the hot months. With long cooling seasons, desert dust, and constant airflow, your air system works hard every day.
How Often?
For Arizona homes, every 2 to 3 years is a reasonable interval as part of routine maintenance.
Some homes need it sooner: pets in the home, recent remodeling or construction, excessive dust buildup, older HVAC systems, allergy concerns, or heavy year-round use.
And some homes do not need it at all yet. If your main complaint is general household dust and your filter is not on a schedule, fix the filter first. We will tell you that if we look at your system and find it does not need the service.
Beyond the Ductwork
Your HVAC system is more than the ducts. If only the ducts get cleaned while other components stay dirty, the system can continue circulating buildup.
Sanitizing and fogging. Helps address odors and buildup within the system, priced per unit and added after debris removal.
Condenser and evaporator coil cleaning. Dust collects around blower components and evaporator coils, and clearing it helps maintain airflow without restriction.
Exhaust fan cleaning. Bathroom fans remove moisture and odors, and buildup affects how well they do it.
Condenser cleaning. Your outdoor unit releases heat, and debris around it affects how efficiently it does that, which matters in Arizona heat.
Those last several are HVAC system cleaning rather than duct cleaning, priced separately.
Signs Your System May Need Attention
Dust returning shortly after cleaning. Dirty or discolored vents. Weak airflow from certain vents. Musty or stale odors. A system that runs constantly or struggles to hold temperature.
