Price it yourself

A lot of San Tan Valley tile went down during the 2000s building boom, and builder grout from that era has had years to soak up mop water and dust.

Pfaff Cleaning Co. is locally owned, with the owners overseeing every job. See our full process and service area on the main tile & grout cleaning page.

Pick a service and square feet to see your price
Why a range? The low end is your online price. Smaller tile like 6x18 or mosaic has more grout line per square foot than standard 12x12, which takes more time to do right, and we do not do splash-and-dash cleanings, so the top of the range covers that. We move furniture on request, just not beds, bed frames, very heavy pieces, or anything with breakables on or in it. If a lot of moving is needed, the range covers it. Your price never goes above the top of this range for what you selected, unless the scope changes on site.

💳 Easy tap to pay with any card or phone wallet, or pay with cash or Zelle. No tax added, no card fees, and no hidden fees. Receipts by email or text.

📋 Estimated price is based on the details provided. Final pricing will be confirmed before service begins. If a visit minimum applies, it shows above your total, and it counts once for the whole visit, not per service, so combining services or adding optional add-ons is how most people clear it.

Our Tile & Grout Cleaning Process

  1. Inspection. We walk the floor with you, note heavy traffic areas, staining, and damaged grout, and tell you what will come out and what will not. Permanent staining, etching, and worn grout are real, and we would rather show you before than explain after.
  2. Pre-treatment. Solution matched to what is actually on your floor. Grease in a kitchen and hard water in a bathroom are different problems, and they do not take the same product.
  3. Deep cleaning. Heavy buildup gets orbital agitation and a scrub with our pole-mounted grout brush, line by line. Then our tile tool cleans the tile and the grout together, spraying and pulling the dirty water straight back to the machine in the same pass, so there is no dirty water left sitting in your grout lines. With suction that beats most truck mounts, your floor is dry by the time we walk out the door. Corners, edges, and anywhere the tool cannot reach get done by hand.
  4. Sealing or color seal, if selected. Grout starts absorbing again the moment it is clean, so unsealed grout is on a timer.
  5. Final walkthrough. We look at it together before we load out. If something is not right, we are still standing there.

Appointment length depends on the square footage and the condition of the grout. No need to move furniture off the tile beforehand. We move it on request, apart from beds, bed frames, oversized sectionals, pianos, and anything with breakables on or inside it.

Why It Is 85 Cents a Square Foot and Not 40

Forty cents a square foot gets forty cents of effort. We take our time, and it shows in the grout.

We get called after the rushed ones. The job got hurried, residue is still sitting in the grout lines, and the company that did it will not come back to fix it.

A mop, even a good one, moves dirty water around the grout line. That is the whole problem with tile: the tile face cleans easily and the grout is a porous channel sitting below it, collecting everything the mop pushes off the surface.

The cheap number is a spray and a squeegee pass, and the grout is dark again inside a month because nothing came out of the line. What $0.85 online buys, $1 at the regular rate, is alkaline cleaner with dwell time to break the soil loose, agitation down in the line, then pressure and extraction to pull it out. That is why the grout comes back a few shades and stays there.

And we tell you when it will not. Grout that is stained rather than soiled does not clean back to new at any price, and color sealing is the honest answer for that instead of another cleaning.

What San Tan Valley Tile Jobs Come To

Real examples from homes here, cleaning only, at the online rate. Sealing is extra, and you can add it in the box above.

Saltillo: Strip First, or Just Clean?

Saltillo is unglazed clay, so it lives or dies by its sealer. If there is old sealer on the floor, the right way to reseal it is to strip it first. Sealing over old sealer traps whatever is under it, cloudiness and yellowing included.

Strip, clean, and reseal, $4.50 a square foot with a $500 minimum. Usually two days. We strip, neutralize, and rinse on day one, and the floor dries completely before sealer goes on, since sealing damp saltillo turns it white. Day two is the sealer, in multiple coats.

Rather skip the strip? That is fine. We can deep clean it and leave it at our regular tile cleaning price, or clean it and add a fresh coat over what is there for $2.75 a square foot. It will look better and get some protection back, but it will not fix sealer that is already cloudy or yellow. Your call, no pressure either way.

We look at the floor and tell you what we see before anything starts.

Measure Before You Judge the Price

Most people tell us they have 3,000 square feet. That is usually the house. The tile itself, kitchen, entry, hallways, and baths, often comes in closer to 1,000 once it is measured. Pull a tape across your kitchen and entry, add the hallways and baths, and you will have a real figure before you talk to anybody, us included.

Furniture, and What We Move

We move what is reasonable: sofas, chairs, tables, light pieces. We do not move anything with breakables on it or in it, china cabinets, curio cabinets, electronics, or glass tops, and we do not move beds. If we are shuffling a lot of furniture through the house, expect the top end of your range rather than the bottom. Clear what you can off the floor beforehand and it comes in lower.

Air Movers on Request

We carry commercial air movers, Dri-Pod 360s and a low-profile Syclone, and if you want one running before we go, ask and we will set it up. It jump starts the drying rather than leaving the room to do it on its own.

The rest is airflow. Open a window, run the ceiling fan, kick the HVAC fan on, and the room dries a lot faster than a closed-up room with nothing moving. We will tell you what to expect for your place before we leave.

Backsplash and Shower Wall Cleaning in San Tan Valley

Backsplash cleaning behind a stove is grease and cooking film in the grout, not floor soil, so it takes a degreaser and hand work. Shower walls are soap film and hard water instead.

Grout Sealing in San Tan Valley

Clear sealing keeps the grout the color it is now and puts a barrier in the line, so spills bead up instead of soaking in. You cannot see it once it is down, which is exactly why it gets skipped so often. We apply ours by hand, line by line. Color sealing coats the grout in a uniform, color-matched finish that covers stains cleaning cannot lift, with over 40 colors to pick from.

Grout repair handles cracked, loose, or missing grout, which has to be addressed before sealing since sealer will not hold over crumbling material.

Shower Tile & Color Sealing

Showers are the toughest surface we work on. A deep clean gets your shower as clean as it will get. Where cleaning has limits is grout that is stained, uneven, or worn down, and color sealing is what fixes that. Calcium bonds into grout and tile and some of it does not come off, and we will not take a blade or harsh acid to chase the rest, because that leaves etched tile and eaten grout behind.

How long it lasts is not something we can guarantee in a shower. Some cleanings and color seals hold up for years and some fail quickly, and a short life does not mean the work was done wrong. Water, soap, and calcium work on shower grout every day, and ventilation, the cleaners used, and moisture behind the tile are out of our control. Running the exhaust fan during and after showers and squeegeeing the walls help it last.

Send a photo with the button below for a rough range. When you are ready, we come out to match the color in person, take a 25% deposit for the material, and order it before your appointment is set.

Grout Restoration and Tile Maintenance in San Tan Valley

Grout restoration usually means one of three jobs: a deep clean that brings the original color back, a clear seal that keeps it that way, or color sealing when the color is gone for good. We will tell you which one your floor actually needs. We clean, seal, and repair grout, not tile: if a tile is cracked or loose, we tell you before we start, since that is a tile contractor job.

Grout Looks Dirty No Matter What You Do?

Mopping pushes dirty water into the grout line, so the floor looks clean while the grout keeps getting darker. Dark in the traffic paths is soil. Blotchy everywhere is usually staining that soaked in before anything was sealed, and that is when color sealing is the answer instead of another cleaning.

Signs Your Tile & Grout Need Professional Cleaning

Dark or stained grout lines. Floors that look dirty right after mopping. Heavy buildup along kitchen cabinet bases. Soap scum and hard water deposits in showers. Traffic lanes visibly darker than the rest of the room. Cracked or missing grout in high traffic areas.

Why San Tan Valley Homes Need Tile & Grout Cleaning

Builder grout is porous and usually went down with little or no sealer, and in a lot of San Tan Valley homes it has been absorbing dirty mop water ever since. Fine dust from the open desert and farm fields gets tracked in every day and settles into the line, where it grinds like sandpaper.

Tile here also covers the busiest parts of the house: the entry, the kitchen and the family room, where kids, pets and the back door all meet.

Most Floors Here Just Need Cleaning

On most San Tan Valley floors the grout is dirty, not damaged. A deep clean and a clear seal is usually all it takes to bring it back, and we tell you that up front instead of pitching color seal you do not need.

Tile & Grout Cleaning San Tan Valley, AZ FAQs

Please reach us at (480) 389-8415 if you cannot find an answer to your question.

Can you remove all grout stains?

Many improve significantly. Some permanent discoloration remains, and in those cases grout color sealing is the fix.

Do you repair damaged or cracked grout?

Yes, as its own service. See grout repair for how it is priced.

Do you clean natural stone in San Tan Valley?

Yes, but as a separate service, since stone takes different products and the wrong cleaner etches it permanently. It has its own stone cleaning page with pricing.

Can professional cleaning remove hard water buildup?

Light and moderate deposits come off. Heavy buildup that has bonded into grout and tile may not come off at all, and we will not use razor blades or harsh acids to chase it.

Do you clean showers and backsplashes?

Yes, and both are quoted from a photo.

How much does tile and grout cleaning cost in San Tan Valley?

From $0.85/sqft online, or $1 regular. Clear seal is $1.50/sqft, color seal is $2.50 to $3.25/sqft and not discounted.

How do I figure out my tile square footage?

Measure each tiled room, length times width, and add the rooms together. Leave out the space under cabinets and the island. When in doubt, round up: the quote tool gives you a range and we confirm the number on site.

Can tile and carpet be done in the same San Tan Valley visit?

Yes. Tile downstairs and carpet upstairs is the most common home we see, and one visit handles both on a single quote.
