Water extraction for San Tan Valley homes, same day when we can.
Pfaff Cleaning Co. is locally owned, with the owners overseeing every job. See our full process and service area on the main water extraction page.
Water spreads by the hour. Call rather than text. A text can sit unread while we are on a job, and water does not wait.
We can often come out the same day when the schedule allows. You get a real time on the phone, not a window we invented, and if we cannot get to you today we say so instead of letting you wait.
You hear your numbers on the phone before anybody drives anywhere. We will also tell you straight whether this is a job for us or for a restoration company, and we would rather say that on the phone than after we are parked out front.
Same line for businesses, with a $1,350 minimum on commercial calls. Restaurants, offices, medical and dental suites, salons, gyms, hotels, daycares, and multi-unit properties.
If it is a large loss, sewage, or anything that needs documented drying logs for a claim, you want a mitigation contractor and we will tell you that on the phone rather than taking the job.
For a small clean-water loss, calling a cleaner first usually saves money. A restoration company earns on tear-out and equipment days. We earn by saving the carpet you already have. A single-room loss often costs less than a typical deductible, and you cannot unfile a claim.
We do not leave drying equipment on site, and we do not do mold, sewage, structural drying, or claim billing. If that is what you need, we will say so on the phone. Full details on scope, limits, and what to do before we arrive.
Almost every house in San Tan Valley went up after 2000, so most of the calls we get out here are clean supply water: a washer hose, a water heater, a fridge line, or a toilet supply that let go.
A lot of homes in San Tan Heights, Copper Basin, and Johnson Ranch are two-story with the laundry and the kids' bathroom upstairs. When a line lets go up there, the water soaks the upstairs carpet first and then finds its way down. Shut the water off at the main, then call us before you start mopping.
Tell us your subdivision and nearest cross streets when you call. We give you a real drive time instead of a guess, and if somebody closer can get to you faster we would rather tell you that.
Same day when we can, and a straight answer on the phone before anybody drives out.
Since December 2024, every job Pfaff Cleaning Co. has taken on has been handled by our own team. 500+ jobs later, we are still at a 5.0 on Google.

Often, when the schedule allows. Call and we will tell you on the phone when we can be there.
A $700 minimum on residential calls, $1,350 on commercial, plus a $200 rush fee when we fit you in the same day.
No. This is a single visit. We come out, pull the water out fast, and leave. Setting equipment for days, taking daily moisture readings, and billing a drying plan is restoration work, and we are a cleaning company.
No. No mold remediation, no sewage or Category 3 water, no structural drying, no tear-out, no insurance claim billing. If that is what your situation needs, call a mitigation company and we will tell you so on the phone.
Often, and it depends mostly on how long it sat and what the water was. Clean water caught within a day is usually fine. Water that sat for days, or came from a toilet or sewer line, usually means the carpet and pad have to go. We do not guarantee anything that was already damaged before we arrived.
