The difference between a cleaning and a good cleaning is time. We take ours.
Price it yourselfPressure washing in San Tan Valley mostly means driveways, back patios, and stucco. Wind off the open desert and farm fields coats all of it in fine dust, and monsoon rain turns that dust into a muddy film that bakes on.
Pfaff Cleaning Co. is locally owned, with the owners overseeing every job. See our full process and service area on the main pressure washing page.
Driveways and house washing are 15% off online. Concrete and pavers are not discounted. No tax, no hidden fees.

Stucco, painted block, tile roofing, and natural stone are soft washed. Full pressure on those surfaces causes damage worse than the dirt was.
Cheap pressure washing is fast because it blasts everything, including your stucco. We take our time and read the surface first.
Most of the damage we get called to look at was done by pressure. Stucco pitted, paint stripped in stripes, mortar cut out from between pavers, wood furred up. All of it from someone treating a pressure washer as the whole method.
What we charge for is knowing which surface takes pressure and which takes chemistry and a soft wash. On a house that means the cleaner does the work and the water rinses. On concrete it means a surface cleaner for an even finish rather than the wand stripes that never come out.
Cheap pressure washing is fast because it skips the part where you decide what the surface can take.
Siding cleaning on stucco, block, and painted surfaces is a soft wash, because high pressure on stucco takes the finish off with the dirt. Concrete and pavers take more pressure and a surface cleaner for an even finish.
From jobs across the Valley.

Driveways, walkways, patios, pool decks, pavers, block walls, fences, stucco exteriors, and tile roofing. Both pressure washing and soft washing, chosen by surface rather than by habit.
The skill here is not owning a pressure washer. Wrong pressure or wrong technique etches concrete, strips stucco, cracks pavers, and damages roof tile. Stucco, painted block, tile roofing, and natural stone all get soft washed, which uses lower pressure with cleaning solutions instead of force.
A company that defaults to full pressure on every surface is a real risk on any property with premium exterior material.
Dirt, dust, algae, mildew, and general weathering come off reliably. Rust, deeply set oil, fertilizer staining, and some discoloration may not fully disappear regardless of method. We say which one you have during the inspection rather than after the invoice.

San Tan Valley grew up between the San Tan Mountains and open farmland, and the dust never really stops. It settles into the texture of two-story stucco walls, streaks down from window sills, and builds up along the base of block walls where the sprinklers hit.
Families here use the driveway and back patio hard, with bikes, cars, grills, and kids drawing on the concrete. Oil drips, tire marks, and rust from irrigation water are the stains we see most on driveways in Johnson Ranch and San Tan Heights.
If your patio or driveway is pavers, the best time to seal is right after the first deep cleaning, while the joint sand is still in place. Wait until the sand has washed out and you are paying to rebuild the joints instead of protecting them. We will tell you honestly whether yours need it now.
Pressure where concrete can take it. Soft wash where stucco cannot.

Not at full pressure. Stucco is soft washed, which uses lower pressure with cleaning solutions instead of force.
Most improve significantly. Oil that has deeply set into the concrete may not fully disappear, and we say which you have before we start.
Yes, with optional sanding and sealing afterward to protect the joints and the surface.
Yes. Full pressure cracks and chips roof tile, so roof work is soft washed.
About once a year for most properties, more often with heavy dust, nearby construction, or shaded areas prone to algae.
Late September into October, after monsoon season stops undoing the work.
People use the two the same way, and so do we. What matters is matching pressure and water to the surface: full pressure where concrete can take it, a soft wash on stucco and wood.
Driveways are priced by size and are 15% off online. House washing from $800. Paver sealing is priced per square foot and not discounted.
