Appointment length depends on the square footage and the condition of the grout. No need to move furniture off the tile beforehand. We move it on request, apart from beds, bed frames, oversized sectionals, pianos, and anything with breakables on or inside it.
Forty cents a square foot gets forty cents of effort. We take our time, and it shows in the grout.
We get called after the rushed ones. The job got hurried, residue is still sitting in the grout lines, and the company that did it will not come back to fix it.
A mop, even a good one, moves dirty water around the grout line. That is the whole problem with tile: the tile face cleans easily and the grout is a porous channel sitting below it, collecting everything the mop pushes off the surface.
The cheap number is a spray and a squeegee pass, and the grout is dark again inside a month because nothing came out of the line. What $0.85 online buys, $1 at the regular rate, is alkaline cleaner with dwell time to break the soil loose, agitation down in the line, then pressure and extraction to pull it out. That is why the grout comes back a few shades and stays there.
And we tell you when it will not. Grout that is stained rather than soiled does not clean back to new at any price, and color sealing is the honest answer for that instead of another cleaning.

Saltillo is unglazed clay, so it lives or dies by its sealer. If there is old sealer on the floor, the right way to reseal it is to strip it first. Sealing over old sealer traps whatever is under it, cloudiness and yellowing included.
Strip, clean, and reseal, $4.50 a square foot with a $500 minimum. Usually two days. We strip, neutralize, and rinse on day one, and the floor dries completely before sealer goes on, since sealing damp saltillo turns it white. Day two is the sealer, in multiple coats.
Rather skip the strip? That is fine. We can deep clean it and leave it at our regular tile cleaning price, or clean it and add a fresh coat over what is there for $2.75 a square foot. It will look better and get some protection back, but it will not fix sealer that is already cloudy or yellow. Your call, no pressure either way.
We look at the floor and tell you what we see before anything starts.
Most people tell us they have 3,000 square feet. That is usually the house. The tile itself, kitchen, entry, hallways, and baths, often comes in closer to 1,000 once it is measured. Pull a tape across your kitchen and entry, add the hallways and baths, and you will have a real figure before you talk to anybody, us included.
We move what is reasonable: sofas, chairs, tables, light pieces. We do not move anything with breakables on it or in it, china cabinets, curio cabinets, electronics, or glass tops, and we do not move beds. If we are shuffling a lot of furniture through the house, expect the top end of your range rather than the bottom. Clear what you can off the floor beforehand and it comes in lower.
We carry commercial air movers, Dri-Pod 360s and a low-profile Syclone, and if you want one running before we go, ask and we will set it up. It jump starts the drying rather than leaving the room to do it on its own.
The rest is airflow. Open a window, run the ceiling fan, kick the HVAC fan on, and the room dries a lot faster than a closed-up room with nothing moving. We will tell you what to expect for your place before we leave.
Backsplash cleaning behind a stove is grease and cooking film in the grout, not floor soil, so it takes a degreaser and hand work. Shower walls are soap film and hard water instead.
Clear sealing keeps your existing grout color and adds a barrier so liquids bead up instead of soaking in. Color sealing puts a uniform, color-matched coating on the grout line, covering permanent discoloration, with over 40 color options.
Grout repair handles cracked, loose, or missing grout, which has to be addressed before sealing since sealer will not hold over crumbling material.
Showers are the toughest surface we work on. A deep clean gets your shower as clean as it will get. Where cleaning has limits is grout that is stained, uneven, or worn down, and color sealing is what fixes that. Calcium bonds into grout and tile and some of it does not come off, and we will not take a blade or harsh acid to chase the rest, because that leaves etched tile and eaten grout behind.
How long it lasts is not something we can guarantee in a shower. Some cleanings and color seals hold up for years and some fail quickly, and a short life does not mean the work was done wrong. Water, soap, and calcium work on shower grout every day, and ventilation, the cleaners used, and moisture behind the tile are out of our control. Running the exhaust fan during and after showers and squeegeeing the walls help it last.

Grout restoration usually means one of three jobs: a deep clean that brings the original color back, a clear seal that keeps it that way, or color sealing when the color is gone for good. We will tell you which one your floor actually needs. We clean, seal, and repair grout, not tile: if a tile is cracked or loose, we tell you before we start, since that is a tile contractor job.
Mopping pushes dirty water into the grout line, so the floor looks clean while the grout keeps getting darker. Dark in the traffic paths is soil. Blotchy everywhere is usually staining that soaked in before anything was sealed, and that is when color sealing is the answer instead of another cleaning.
