A lot of San Tan Valley tile dates to the mid-2000s building boom, from Johnson Ranch to San Tan Heights. This page lays out the rates and a few common totals.

No surcharge for the drive. San Tan Valley gets the per-square-foot rate Chandler gets, without a mileage line. The extra distance shows up only in a larger visit minimum, listed with the prices below.
Dirty grout, not broken grout. Most grout here needs cleaning more than repair. Cleaning followed by a clear seal is usually the whole answer, and that is where we start rather than pushing color.
Fine dust takes longer. The dust off the surrounding desert and fields is finer than what blows around the middle of the Valley, and it packs tight in the joint. The extra time it takes sits inside the rate.
Cleaning and clear seal are 15% off when you book online. Color seal and grout repair are not discounted.
Showers, backsplashes, mosaic or small-format floors, and inlays or borders are quoted from a photo. Text a picture with the buildup visible to (480) 389-8415 and we will price it. Price a floor in about a minute in the quote tool.
Yes: a freshly cleaned Pecan Creek or Copper Basin kitchen with light grout, the entry off the garage, or a laundry room floor that sees spills.
No: dark grout in a bedroom hallway, a powder room that barely gets used, or tile slated for replacement.
Color: builder grout in an older Johnson Ranch home that went in unsealed and stained unevenly. Color sealing evens it into a single shade, and the floor gets a one year guarantee.
Entry, kitchen, and family room tend to be tile here, with carpet in the bedrooms and up the stairs. That makes the tile figure a fraction of the house size.
Multiply length by width for each tiled room and total them, skipping the island and anything under cabinets. Rounding up is fine, and the quote tool turns that number into a price.

Add a 150 sqft hallway and laundry to that Pecan Creek visit and the 600 sqft total is $510, only $10 more than the minimum alone.
Square feet of tile. The number everything else multiplies.
Your service choice. Clean only, clear seal, or color seal.
Repair ahead of sealing. Any cracked or missing grout gets fixed before sealer.
What stays put: which subdivision you are in.
San Tan Valley water carries enough mineral to leave white scale on shower grout, around faucets, and on the floor next to the tub. Older deposits can fuse to the surface, and forcing them off with a blade or acid swaps one problem for chipped glaze or etched stone.
We work with scale removers made for tile, give them time, and stop short of damage. You see what remains before we wrap up.
Some San Tan Valley homes have saltillo in an entry or great room. Its look depends almost entirely on the sealer, and once that coat yellows or clouds, it has to be stripped before resealing.
How a full strip works. Stripping, neutralizing, and rinsing come first. The clay needs to be bone dry before sealing or the new sealer goes white, so the coats go on day two.
Prefer to skip it? Cleaning at the regular tile rate, or cleaning plus a fresh coat, will freshen the floor. Neither fixes sealer that is already discolored, and we tell you that up front.

Cleaning is $1 a square foot, or $0.85 when you book online. Adding a clear seal brings it to $1.50, or $1.27 online. Color sealing lands between $2.50 and $3.25 a square foot.

Yes. One crew does both on the same trip.
Drip a little water on a grout line. If it beads, a seal is still working. If the grout darkens right away, it is soaking in and nothing is protecting it.
No. Point out what you want moved and we handle it, apart from pianos, beds and frames, oversized sectionals, and pieces with breakables on or inside them.
No. Full regrouts, tile replacement, and caulking go to a tile contractor.
Yes, on the same trip. Dryer vent cleaning starts at a flat $129, outside the online discount.
