San Tan Valley is mostly newer family homes, many of them two-story with a loft upstairs. Here is what each piece costs to clean.

Prices shown are our online rates, 15% off regular when you book online.
Sanitizing is a common extra on a sectional that kids and pets share, at $100 for the piece. It sits on its own line apart from the cleaning, the same as protectant, deodorizer, and pet treatment.

Johnson Ranch 5-seat sectional, sanitized and protected. $297.50 online to clean, $100 to sanitize, and $120 for protectant. $517.50 total.
San Tan Heights two-story, family room and loft. A 5-seat sectional downstairs, a loveseat in the loft, and four throw pillows are $450.50 online. Deodorizer on the sectional adds $50, for $500.50.
Pecan Creek living room after a new puppy. Sofa, loveseat, two large recliners, and an ottoman, $386.75 online. Pet treatment for two or three accident spots on the sofa is $165, so $551.75.
Copper Basin dining room and living room. Eight dining chairs, four bar stools, a sofa, and a loveseat come to $382.50 online. Protectant on the eight dining chairs adds $120, for $502.50.
Skyline Ranch patio. Patio sectional, a patio deep-seat lounger, a patio ottoman, and six patio throw pillows. $525.30 online, $618 regular.
Size. $127.50 covers a regular sofa with three cushions. An oversized lounger or a sleeper each has a separate price, shown in your quote ahead of time.
Fabric. Water-based cleaning works on most sectionals sold for newer homes. A piece tagged S has to be solvent cleaned, which costs more, so tags get checked first.
Daily family use. A sectional the whole household sits on every day collects body oil and spills quickly, and a heavily used one can take extra passes.
What does not change the price: pet hair, normal soil, or carrying equipment up to a loft. Those are covered by the per-piece rate.
Daily soil, body oil on headrests and arms, juice, snack and coffee spots, pet hair, and surface odor usually come out.
The limits: fading from sun through a patio door, dye migration from another fabric, ink that has set, and urine that soaked into the foam are not reversible by cleaning. Soaked urine needs treatment, and you learn which case you have before the bill.
Kids' marker and crayon come out of some fabrics and not others, depending on the material and how long it has set. We test a spot and tell you what to expect before working the rest.
