The grout line, not the tile face. Anyone can make tile look better. The grout is where the soil actually lives, and it takes solution with real dwell time, agitation worked into the line, and a thorough rinse to get it out. That is the job.
An honest answer on sealing. Sealing is the upsell in this industry, and sometimes it is exactly right. Sometimes your grout does not need it. We will tell you which, and the price for both is already on the screen so it is not a conversation you have while someone is in your house.

Worth it: light or unsealed grout, kitchens and entries that take spills, a floor you just paid to have cleaned and want to keep that way, and anywhere hard water is hitting grout regularly.
Not worth it: grout that was sealed recently and is still beading, dark grout in a low traffic room, or a floor you are planning to replace inside a couple of years.
Worth color sealing instead: grout that is stained unevenly, has gone patchy, or is a color you never liked. Cleaning will not even that out, because the problem is the color rather than the soil. Color sealing replaces it and carries a one year guarantee on floors.

Most people tell us they have 3,000 square feet. That is usually the house. The tile we would actually be cleaning, kitchen, entry, hallways, and baths, often comes in closer to 1,000 once it is measured.
That cuts both ways. A rate that sounds steep against your whole house is a different number against your actual tile. Pull a tape across your kitchen and entry, add the hallways and baths, and you will have a real figure before you talk to anybody, us included.

Heavy hard water buildup that has bonded into grout or tile does not always come off, and the fast ways of chasing it cause damage. A razor blade scratches glass and chips glazed tile. An acidic cleaner takes the deposit off and etches travertine, marble, and limestone doing it.
We use neither. We work it with the right product and real dwell time, get what is gettable, and tell you plainly where it lands rather than trading your floor for a faster result.
Saltillo is unglazed clay and it lives or dies by its sealer. When there is old sealer on the floor, stripping it first is how you get a real reseal, because a new coat over old sealer locks in whatever cloudiness or yellowing is already there.
Stripping takes two days. Strip, neutralize, and rinse on day one, then the floor has to dry completely before sealer goes on, because sealing damp saltillo is what turns it white.
Skipping the strip is a fine choice too. A deep clean on its own, or a clean with a fresh coat on top, both leave the floor looking better. The fresh coat just will not undo sealer that has already gone cloudy. Your call, no pressure either way, and we tell you what we see on the floor before anything starts.

Not always. Sealing is worth it when the grout is porous, light colored, or in a kitchen or entry that takes spills. If your grout is dark, recently sealed, or in a low traffic room, cleaning alone is the honest answer and we will say so.
Clear seal keeps your existing grout color and blocks liquids from soaking back in. Color seal replaces the color entirely with one uniform shade from 40 plus options, which is what you want when the grout is stained unevenly or has gone patchy. Color seal costs more because it is a different job.
It is labor and material heavy and the rate is already tight. We would rather leave it undiscounted than raise the base price so a discount can be advertised on top of it.
