Mesa tile runs from original 1970s installs in Dobson Ranch to floors laid a few years ago in Eastmark. Every one of them is priced by the same published square foot rate, with nothing added for the drive.

Pre-treatment sized to the floor. Older small-format Mesa tile has narrow grout lines that have absorbed decades of mopping, and it needs a more thorough pre-treatment than a newer floor. That extra time is already built into the rate.
The truth about older grout. Grout that has soaked up forty years of soil often cleans up unevenly. We tell you that before we start, so you can choose between a cleaning and a color seal with both prices already in front of you.
Newer east Mesa floors with large-format tile have less grout overall, but each line is wider, and you notice the difference once it is clean.

Yes: a light grout in an Eastmark kitchen, an entry in Las Sendas or Red Mountain Ranch that takes the desert dust first, or any floor around a sink or shower where hard water lands daily.
No: grout that was sealed not long ago and still beads, a dark grout in a room you barely use, or a floor you plan to tear out soon.
Color: older Dobson Ranch or west Mesa grout that came back blotchy after cleaning. The problem there is the color, not dirt, and color sealing evens it out with a one year guarantee on floors.

Many Mesa single-stories have tile through the kitchen, entry, hallways, and baths, with carpet in the bedrooms. The tile part is usually a lot smaller than the square footage on the county record.

Mesa water carries the same mineral load as the rest of the Valley, and it collects in shower grout and on the tile around sinks. Once it has bonded, some of it will not come off, and a blade or an acid cleaner only adds chipped glaze or etched stone to the list.

Saltillo is a porous clay tile, and how it looks depends on its sealer. On a Mesa floor where that sealer has turned yellow or cloudy, it has to be stripped off before a new coat will look right.
Stripping is $4.50 a square foot, $500 minimum, over two days. The old sealer comes off and the floor is neutralized and rinsed the first day, then it dries out fully before sealing on the second, since damp saltillo turns white under sealer.
Or skip the strip. Cleaning at the regular tile rate, or cleaning plus a fresh coat for $2.75 a square foot, both help. Neither one fixes sealer that has already gone cloudy, and we tell you up front which result to expect.
