Tile & Grout Cleaning in Mesa, AZ

Tile is everywhere in Mesa, and because the city grew across so many decades, the grout we clean here ranges from original 1970s installs to floors laid five years ago in Eastmark.

Pfaff Cleaning Co. is locally owned, with the owners overseeing every job. See our full process and service area on the main tile & grout cleaning page.

Tile & Grout Cleaning Cost in Mesa

Cleaning and clear seal are 15% off when you book online. Color seal and grout repair are not discounted.

Price your whole floor in about a minute with the instant quote tool. A $300 minimum applies to any visit that includes tile or stone, or $500 when it includes color sealing, once for the whole visit rather than per service.

Why a range: The low end is your price for a normal job. Embedded pet hair, heavy staining, or heavy buildup simply take more time to do right, and we do not do splash-and-dash cleanings, so the top of the range covers that. You never pay more than the top unless the scope changes on site.

Saltillo: Strip First, or Just Clean?

Saltillo is unglazed clay, so it lives or dies by its sealer. If there is old sealer on the floor, the right way to reseal it is to strip it first. Sealing over old sealer traps whatever is under it, cloudiness and yellowing included.

Strip, clean, and reseal, $4.50 a square foot with a $500 minimum. Usually two days. We strip, neutralize, and rinse on day one, and the floor dries completely before sealer goes on, since sealing damp saltillo turns it white. Day two is the sealer, in multiple coats.

Rather skip the strip? That is fine. We can deep clean it and leave it at our regular tile cleaning price, or clean it and add a fresh coat over what is there for $2.75 a square foot. It will look better and get some protection back, but it will not fix sealer that is already cloudy or yellow. Your call, no pressure either way.

We look at the floor and tell you what we see before anything starts.

Measure Before You Judge the Price

Most people tell us they have 3,000 square feet. That is usually the house. The tile itself, kitchen, entry, hallways, and baths, often comes in closer to 1,000 once it is measured. Pull a tape across your kitchen and entry, add the hallways and baths, and you will have a real figure before you talk to anybody, us included.

Furniture, and What We Move

We move what is reasonable: sofas, chairs, tables, light pieces. We do not move anything with breakables on it or in it, china cabinets, curio cabinets, electronics, or glass tops, and we do not move beds. If we are shuffling a lot of furniture through the house, expect the top end of your range rather than the bottom. Clear what you can off the floor beforehand and it comes in lower.

Air Movers on Request

We carry commercial air movers, Dri-Pod 360s and a low-profile Syclone, and if you want one running before we go, ask and we will set it up. It jump starts the drying rather than leaving the room to do it on its own.

The rest is airflow. Open a window, run the ceiling fan, kick the HVAC fan on, and the room dries a lot faster than a closed-up room with nothing moving. We will tell you what to expect for your place before we leave.

Backsplash and Shower Wall Cleaning in Mesa

Backsplash cleaning behind a stove is grease and cooking film in the grout, not floor soil, so it takes a degreaser and hand work. Shower walls are soap film and hard water instead.

Grout Restoration and Tile Maintenance in Mesa

People call this different things. Grout restoration, grout restoring, tile maintenance, grout maintenance, tile restoration. It usually means one of three jobs: a deep clean that brings the original color back, a grout sealing treatment that keeps it that way, or grout recoloring, sometimes called grout replacement or regrouting, when the color is gone for good and you want a new one.

We do all three in Mesa, and we will tell you on the phone which one your floor actually needs.

We clean, seal, and repair grout, not tile. We do not replace, repair, or remove tile. If a tile is cracked or loose, we tell you before we start, since that is a tile contractor job.

Nobody Here Is Judging Your Grout

Dark grout is not a sign you are a slob. It is a sign you have a floor. Grout is porous, and in a hard water town like ours it stains no matter how often you clean. We have walked into houses that get scrubbed weekly and the grout still looks bad, because scrubbing was never going to win that fight.

You do not have to apologize for it or clean before we come. Just show us the worst room.

Grout Looks Dirty No Matter What You Do?

Mopping pushes dirty water into the grout line, so the floor looks clean and the grout keeps getting darker. Grout that is dark in traffic paths and lighter at the edges is soil. Grout that is blotchy everywhere, or lighter in some rooms than others, is usually staining that soaked in before anything was ever sealed.

If your grout cleans up and still does not look right, that is the point where color sealing in Mesa is the actual answer instead of another cleaning.

Signs Your Tile & Grout Need Professional Cleaning

Dark or stained grout lines. Floors that look dirty right after mopping. Heavy buildup along kitchen cabinet bases. Soap scum and hard water deposits in showers. Traffic lanes visibly darker than the rest of the room. Cracked or missing grout in high traffic areas.

Our Tile & Grout Cleaning Process

  1. Inspection and assessment. We identify heavy traffic areas, staining, damaged grout, and anything needing special attention, and tell you what will come out and what will not.
  2. Professional pre-treatment. Solution matched to what is actually on your floor. Grease in a kitchen and hard water in a bathroom are different problems.
  3. Deep cleaning. Machine agitation driven into the grout line, with extraction. Corners, edges, and anywhere the machine cannot reach get done by hand.
  4. Final inspection. We look at the cleaned surfaces with you before we load out.

Appointment length depends on the square footage and the condition of the grout. No need to move furniture off the tile beforehand. Moving it is part of the service, apart from oversized sectionals, pianos, and anything with breakables on or inside it.

Grout Sealing in Mesa

Clear sealing keeps your existing grout color and adds a barrier so liquids bead up instead of soaking in. Color sealing puts a uniform, color-matched coating on the grout line, covering permanent discoloration, with over 40 color options.

Grout repair handles cracked, loose, or missing grout, which has to be addressed before sealing since sealer will not hold over crumbling material.

Shower Tile & Color Sealing

Showers are the toughest surface we work on. A deep clean gets your shower as clean as it will get. Where cleaning has limits is grout that is stained, uneven, or worn down, and color sealing is what fixes that. Calcium bonds into grout and tile and some of it does not come off, and we will not take a blade or harsh acid to chase the rest, because that leaves etched tile and eaten grout behind.

How long it lasts is not something we can guarantee in a shower. Some cleanings and color seals hold up for years and some fail quickly, and a short life does not mean the work was done wrong. Water, soap, and calcium work on shower grout every day, and ventilation, the cleaners used, and moisture behind the tile are out of our control. Running the exhaust fan during and after showers and squeegeeing the walls help it last.

Send a photo with the button below for a rough range. When you are ready, we come out to match the color, then order your material before we schedule. The 25% deposit is collected at that walkthrough and covers the material.

Why It Is 85 Cents a Square Foot and Not 40

Forty cents a square foot gets forty cents of effort. We take our time, and it shows in the grout.

We get called after the rushed ones. The job got hurried, residue is still sitting in the grout lines, and the company that did it will not come back to fix it.

A mop, even a good one, moves dirty water around the grout line. That is the whole problem with tile: the tile face cleans easily and the grout is a porous channel sitting below it, collecting everything the mop pushes off the surface.

The cheap number is a spray and a squeegee pass, and the grout is dark again inside a month because nothing came out of the line. What $0.85 online buys, $1 at the regular rate, is alkaline cleaner with dwell time to break the soil loose, agitation down in the line, then pressure and extraction to pull it out. That is why the grout comes back a few shades and stays there.

And we tell you when it will not. Grout that is stained rather than soiled does not clean back to new at any price, and color sealing is the honest answer for that instead of another cleaning.

Why Mesa Homes Need Tile & Grout Cleaning

Older Mesa homes frequently have smaller format tile with narrow grout lines that have had forty years to absorb everything mopped across them. Those floors respond well but need a more thorough pre-treatment step than newer installs. Newer east Mesa construction leans toward large format tile in open plans, where there is less grout overall but each line is wider and more visible when it darkens.

Mesa water carries the same mineral load as the rest of the Valley, and in homes backing onto open desert around Las Sendas and Red Mountain, the fine dust load on top of that is heavier than in a built-out subdivision.

Older Grout Is Its Own Conversation

On a floor that has never been deep cleaned, we will tell you upfront what cleaning can recover and what it cannot. Grout that has absorbed decades of soil often comes back unevenly, and that is when color sealing is the honest answer rather than a second cleaning that gets you the same result.

Tile & Grout Cleaning Mesa, AZ FAQs

Please reach us at (480) 389-8415 if you cannot find an answer to your question.

Do you provide tile and grout cleaning throughout Mesa?

Yes, for homes and commercial properties throughout Mesa and the surrounding Valley.

How often should tile floors be professionally cleaned?

Most homes do well every 12 to 18 months, sooner in kitchens and entryways.

Can you remove all grout stains?

Many improve significantly. Some permanent discoloration remains, and in those cases grout color sealing is the fix.

Do you repair damaged or cracked grout?

Yes. Damaged grout has to be addressed before sealing, since sealer will not hold over cracked or crumbling material. From $150.

Do you clean natural stone in Mesa?

Yes, but as a separate service, since stone takes different products and the wrong cleaner etches it permanently. See natural stone cleaning and sealing.

Can professional cleaning remove hard water buildup?

Light and moderate deposits come off. Heavy buildup that has bonded into grout and tile may not come off at all, and we will not use razor blades or harsh acids to chase it.

Do you clean showers and backsplashes?

Yes, and both are quoted from a photo. Send a photo with the button below for a rough range first.

How much does tile and grout cleaning cost in Mesa?

From $0.85/sqft online, or $1 regular. Clear seal is $1.50/sqft, color seal is $2.50 to $3.25/sqft and not discounted. A $300 minimum applies to any visit that includes tile or stone, or $500 when it includes color sealing, once for the whole visit rather than per service.

Do you clean or restore shower glass?

Not at this time. We clean and repair the tile, stone, and grout around it. For hard water on shower glass, we suggest Bio-Clean Hard Water Stain Remover. It is non-acidic, so it will not etch the stone and grout around your glass the way most acid-based removers can. Test a small corner first, especially if your glass has a protective coating.

How long will a shower cleaning or color seal last?

We do not guarantee how long it lasts in a shower. Some hold up for years and some fail quickly, and a short life does not mean the work was done wrong. Showers take water, soap, and calcium every day, and things like ventilation, the cleaners used, and moisture behind the tile are out of our control. Running the exhaust fan during and after showers and squeegeeing the walls help it last.
