Pavers Are Held Together By What Is Between Them

The sand in the joints is structural. It is what stops each paver moving on its own. Once irrigation, monsoon runoff, and years of sweeping pull it out, the pavers shift underfoot, gaps open, and weeds and ants move in.

That is why cleaning alone can leave you worse off. Washing a paver patio flushes out whatever sand is left in the joints, so if nothing goes back in and nothing goes over the top, you have a cleaner patio that is less stable than it was that morning. We price it as a finished job instead.

Sealing Only Works Over a Clean Surface

Sealing over dirt and algae traps them underneath, and now the grime is permanent and under a coating. Cleaning comes first, always, and it is included in both package rates rather than billed on top.

What Will Not Come Out

Oil that has soaked in stains from within. We pull a lot of it and it usually improves significantly, but an old spot under where someone parked is rarely gone completely. Rust from irrigation or fertilizer and efflorescence rising out of the paver itself behave the same way. We walk it with you first and tell you which marks are surface and which are not.

How the Job Runs

  1. Walk it first. What will come out, what will not, and whether the joints need sand.
  2. Clean. Pressure matched to the surface, because what cleans concrete will scar travertine.
  3. Let it dry, which is why most jobs run two days. Clean on day one, sand and sealer on day two, because sand will not set and sealer will not bond into a damp joint.
  4. Resand, if the joints need it. New sand swept in and set.
  5. Seal. Locks the sand in place and brings the color back.

Why Mesa Homes Need Paver Cleaning & Sealing

The failure is the same whatever the age: joint sand washes out, pavers shift, and the surface goes flat.

Older Mesa properties tend to have concrete with paver accents, while newer east Mesa builds went in with full paver patios and driveways. Both need the sand replaced before sealing makes any sense.

Paver Cleaning & Sealing Mesa, AZ FAQs

Please reach us at (480) 389-8415 if you cannot find an answer to your question.

How much does paver cleaning and sealing cost in Mesa?

$2.75 a square foot to clean and seal, and $4.50 to clean, resand, and seal. Paver packages are not discounted because the material and labor are already priced tight.

Do I need resanding or just cleaning and sealing?

If the joints are low, the paver edges stand proud, or weeds and ants are coming up between them, you need sand. If the joints are still full and tight, cleaning and sealing is the right call and we will tell you that rather than add it.

Can you seal without cleaning first?

No. Sealing over dirt or algae traps it underneath and now the grime is permanent and sitting under a coating. Cleaning is included in both package rates rather than billed on top.

Do you clean pool decks in Mesa?

Yes, pool decks, patios, walkways, and driveways in paver, travertine, or concrete. Pool decks get a lighter approach because the surface is usually textured for grip.

What will not come out?

Oil that has soaked in stains from within and usually improves a lot without disappearing completely. Rust from irrigation or fertilizer and efflorescence rising out of the paver itself behave the same way. We tell you which marks are surface and which are not before we start.
