On a wood floor, a few drops of water tells us what we are working with. Beads up and the finish is intact, so the floor takes a proper damp clean. Soaks in and the finish is worn through or it is a penetrating oil or wax floor, which is a different job with different products. Nobody should run a machine across a wood floor without knowing which one you have. LVP is different: vinyl plank has no finish to strip and no boards to swell, so the test does not apply. What it has is texture that holds soil and seams where grime collects, and that comes out with the right cleaner and agitation rather than more water.
Too much water swells the seams and cups the boards. The wrong pH dulls the finish and eventually strips it, because wood wants a neutral cleaner, not the high-pH product made for tile. Mop-and-shine buildup leaves a film every application until the floor is cloudy and sticky, and that has to come off before anything looks clean. Damage already there, gaps, cupping, or a finish worn to bare board, is not something cleaning fixes, and we say so before we start.
We move what is reasonable: sofas, chairs, tables, light pieces. We do not move anything with breakables on it or in it, china cabinets, curio cabinets, electronics, or glass tops, and we do not move beds. If we are shuffling a lot of furniture through the house, expect the top end of your range rather than the bottom. Clear what you can off the floor beforehand and it comes in lower.

Wood and vinyl are not tile. Too much water swells wood boards and cups the edges, and on luxury vinyl it slips through the seams where nothing can dry it. So we use only as much moisture as the cleaning needs, pull it back up immediately, and dry each section before moving to the next. By the time we pack up, the floor is ready to walk on.
Most dull wood and vinyl floors are coated, not worn. Oil soaps, shine products, and all-in-one mop solutions leave a film behind every time, and that film holds dirt and scatters light. Removing the buildup is usually the biggest visible change.
We do not sand or refinish. Deep scratches, worn-through finish, and water damage need a refinishing company, and we will tell you that before we start.
The finish is what protects real hardwood, and traffic wears it thinner every year. Hardwood floor cleaning takes the grime off, and sealing puts a fresh protective layer back over the finish. That is why we recommend clean and seal for hardwood and engineered wood, and why people who care about their wood floors treat them as one job. It is still optional, with no pressure either way. Vinyl and laminate get the clean without the seal.
This is the thing most people get wrong about wood and LVP. A floor that looks dull, flat and permanently dirty usually is not worn through at all. It is carrying years of film from oil soaps, shine products and multi-surface cleaner, and that film holds soil and kills the finish underneath.
Every mopping adds another coat of it. That is why the floor looks worse the harder somebody works on it, and it is why people start pricing replacement for a floor that is completely fine.
Taking that film off is usually the difference people notice first, and it costs a fraction of new flooring. $0.85 a square foot online, $1 regular, or $1.49 with a fresh protective coat over the existing finish. Controlled moisture and extraction rather than a bucket, because standing water is the one thing that genuinely damages wood.
Laminate is the most moisture-sensitive floor we clean. Water that gets into the seams swells the core and the edges peak, and that damage does not reverse. Controlling the moisture is not optional on it.

On laminate we keep moisture to a minimum and dry immediately. If a board is already swelling at the seams, we tell you, since that is a water issue rather than a cleaning one.
