In Paradise Valley the first question on a floor is what it is made of. Porcelain and ceramic are priced here by the square foot, and natural stone is quoted separately so each gets the right process.

The same rate in 85253 as everywhere else. Clearwater Hills, Mummy Mountain, Stone Canyon, Doubletree Ranch, and the Lincoln Drive corridor all price from the numbers on this page.
Tile and stone separated before we start. Estates here mix porcelain, travertine, limestone, marble, and saltillo. Porcelain tolerates cleaners that would etch marble, so we identify every surface and price tile on this page and stone on its own service.
A careful process on large floors. Dwell time, agitation down the grout line, and extraction across a lot of square footage, without rushing to the next job.
Ceramic and porcelain are both tile at the same per-square-foot rate, in the main house or the casita.
Cleaning and clear seal are 15% off when you book online. Color seal and grout repair are not discounted.
Showers and backsplashes are quoted from a photo. Text a picture with the buildup visible to (480) 389-8415 and we will price it. Price a floor in about a minute in the quote tool.
Worth it: light grout in kitchens and entries, and anywhere hard water and spills hit lighter grout regularly, since on a floor this size it shows across a lot of square footage at once.
Not worth it: grout that still beads from a recent seal, darker grout in rarely used guest rooms, or a wing slated for a remodel.
Color seal it: grout that has gone past what cleaning recovers, or a color you want to match or change. 40+ colors, with a one year guarantee on floors.
5.0 on Google, and every Paradise Valley floor priced from the same published rates.
A Paradise Valley floor plan can include porcelain in the kitchen, travertine in the living areas, and marble in the primary bath. Only the porcelain and ceramic belong in this number. Measure the stone rooms on their own for the stone service.
Add a casita's tile to the main house total. It is one visit, and the $300 tile minimum applies once.
Online rates on cleaning and clear seal. Color sealing is not discounted.
At the regular rate the estate main house is $4,500 with a clear seal or $3,000 cleaned. Any travertine, marble, or limestone is priced on the stone service and can go on the same visit.
Tile square footage. Main house and casita added together.
The option for each area. Clean, clear seal, or color seal.
Grout repair ahead of sealing. Cracked or missing grout is repaired first, from $150 after we see it, since sealer does not hold over crumbling grout. You hear about it on the walkthrough.
What does not change it: the size of the property, the address, or ceramic versus porcelain.
Valley water is hard, and on a mixed tile and stone property an acid cleaner is a real risk. It takes mineral off porcelain and etches the marble or travertine next to it, and etching is missing stone, not a stain. A blade chips glazed tile. Neither is part of our process.
We use products matched to each surface, give them dwell time, and tell you plainly what will not come off. Showers are priced from a photo.
Saltillo is unglazed clay that depends on its sealer, and Paradise Valley estates often include it in their mix of surfaces. When the old sealer has clouded or yellowed, stripping it is how you get a real reseal rather than locking the discoloration in.
Strip, clean, and reseal is $4.50 a square foot, $500 minimum, two days. Day one strips, neutralizes, and rinses. The clay has to dry completely before sealer goes on day two, since sealing damp saltillo turns it white.
The simpler route: a deep clean at the regular tile rate, or a clean with a fresh coat at $2.75 a square foot. It looks better without undoing clouded sealer, and we tell you which situation you have before starting.
Please reach us at (480) 389-8415 if you cannot find an answer to your question.
Tile cleaning is $0.85 a square foot online, $1 regular, and $1.27 online or $1.50 regular with a clear seal. Color sealing is $2.50 to $3.25 a square foot and is not discounted. A tile visit has a $300 minimum, $500 with color sealing.
Yes. Its square footage goes on the main house total, it is one visit, and the $300 tile minimum counts once.
Yes, both are tile at the same per-square-foot rate. Natural stone is the only floor that moves to its own service and rate.
We walk every surface, identify tile versus stone, and quote them separately, since the wrong cleaner etches marble and travertine permanently.
From a photo with the buildup visible, texted to (480) 389-8415. A price comes back without anyone needing to be home.
It is repaired first, from $150 once we see it. Sealer will not hold over crumbling grout, so repair always comes before a clear or color seal.
No. Square footage and the option you picked set the price. Anything that changes scope, like stone we find mixed in with tile, is raised before we start.
Commercial hard floors are priced per square foot with a $500 minimum per visit: tile and grout $1, natural stone $1.50, sealed concrete $1, hardwood $1, LVP and VCT $0.85. Get an instant price online, scheduled after hours. Large or multi-story property and not sure of the square footage? We do a walkthrough quote, good for 30 days.
