Per vent line, not per property. A Paradise Valley estate often has more than one laundry: the main house, a casita or guest wing, sometimes a third for a housekeeper. Each one has its own run to the outside, so each one is its own cleaning at the rates on this page.
Long runs and roof exits cost the same. Custom floor plans put the laundry wherever the design wanted it, which often means an interior room with a run through the attic to a roof cap. That length and that roof do not change the number.
Tile roofs get handled with care. Roof caps on tile are hard to reach and easy to crack, which is why so many here have never been serviced. When the roof is safe to work, we clear the line from the termination, and if a cap or a tile around it is already damaged, we show you before we touch it. When it is not, we clean the full run from inside.
Whatever the setup, the line gets rotary brushed end to end, the lint comes out of the system instead of getting pushed deeper, and the dryer goes back where it belongs with the hose checked for gaps at both connections.

Plastic elbows and foil hose show up behind a lot of Paradise Valley dryers, including nice machines in finished laundry rooms. If yours is intact, it goes right back on at no charge. If it is crushed or torn, we leave it off and you decide whether the semi-rigid aluminum upgrade is worth the move from $129 to $228.
The part itself is cheap. The labor is in the setup: the dryer set at a distance where the line will not crush, the run kept short with no sag for lint to settle in, and both ends sealed and clamped. Any connection we make that works loose later, we come back and fix free.

A casita or guest house on the same lot is priced per vent line at the rates above. Apartments, condos, HOAs, and laundromats are priced per unit: $79 under 50 units, $69 for 50 to 99, $59 at 100 or more, $99 for stacked units, and $65 per machine in a laundromat.
