Hold off: grout that still beads from a recent seal, dark grout in a guest wing that rarely gets used, or a floor scheduled for a remodel.

Water at around 20 grains per gallon leaves heavy mineral deposits on shower tile and grout, and some of it bonds permanently. A blade chips glazed tile and scratches glass, and an acid strips the deposit by etching any marble or travertine nearby.
We do not use either. Products made for it, plenty of dwell time, and an honest account of what will not come off. Text a shower photo and we price it from the picture.
Saltillo is unglazed clay, and its color and protection both come from the sealer. When an old coat has gone cloudy or yellow, stripping it is the only way to reseal it properly, since a fresh layer on top locks the old look in.
A strip takes two days and runs $4.50 a square foot, $500 minimum. We strip, neutralize, and rinse first, the floor dries completely, and sealer goes on the second day. Sealing damp saltillo turns it white.
Rather not strip? A deep clean at the regular tile rate, or a clean with a new coat on top for $2.75 a square foot. Both freshen it up, neither corrects clouded sealer, and we will tell you what your floor needs.
