Seal it: lighter grout in a Seville or Morrison Ranch kitchen, a back door that opens onto the yard, the entry from the garage, or any floor where kids and pets track in water and dirt all day.
Leave it: grout already sealed and still beading, a darker grout color in a formal dining room that rarely sees traffic, or tile you are replacing soon.
Color seal it: uneven, patchy grout in an older Val Vista Lakes or Power Ranch floor, or a builder grout color you are tired of. Cleaning cannot fix a color problem, color sealing can, and it comes with a one year guarantee on floors.

In a Gilbert two-story, the tile is usually the downstairs minus any carpeted rooms, and the upstairs is mostly carpet. That means your tile number is often a fraction of the square footage on the listing.

Gilbert water leaves the same mineral film as the rest of the Valley, and it shows first on shower walls and the tile around kitchen sinks. Heavy deposits that have bonded into the grout do not always come off, and chasing them with a razor blade or an acid trades one problem for another: scratched glaze and etched stone.

Saltillo is soft unglazed clay, and its looks depend on the sealer on top. Where an old coat has yellowed or clouded, a fresh coat over it only seals that look in, so stripping first is the way to a true reseal.
Plan on two days for a strip. It runs $4.50 a square foot with a $500 minimum: strip, neutralize, and rinse the first day, let the clay dry completely, then seal the second, since sealer on damp saltillo turns white.
Prefer to keep it simple? A deep clean at the regular tile rate, or a clean plus a fresh coat at $2.75 a square foot, both brighten the floor. They will not reverse sealer that has already discolored, and we tell you what we see first.
