Maricopa tile ranges from early-2000s floors in Rancho El Dorado to recent installs in Homestead and Glennwilde. Here is how cleaning any of it is priced and what typical homes total.

Same per-foot rate as Chandler. The drive down SR-347 does not add a mileage charge. Distance is accounted for with a larger visit minimum, shown with the rates below.
Builder grout gets a full cleaning. Grout that went in unsealed soaks up dust and mop water from the first month. Even on a newer floor, we treat it as a full job rather than a quick pass.
Family traffic shows in the walkways. Kids, pets, and backyard trips darken the path from the patio door to the kitchen first. Those lanes take the most time, and that time is already in the rate.
Cleaning and clear seal are 15% off when you book online. Color seal and grout repair are not discounted.
Showers, backsplashes, mosaic or small-format floors, and inlays or borders are quoted from a photo. Text a picture with the buildup visible to (480) 389-8415 and we will price it. Price a floor in about a minute in the quote tool.
Yes: unsealed builder grout in a Glennwilde or Senita kitchen, or a Tortosa entry that catches field dust every windy day.
No: a Province guest bath that sees little use, grout that still beads from a recent seal, or tile due to come up.
Color: Rancho El Dorado grout from the early 2000s that cleans up uneven, or builder gray that stained in patches. Color sealing replaces the mix with one shade, and floors carry a one year guarantee.
Tile usually covers the entry, kitchen, great room, halls, and baths, while the bedrooms are carpeted, which puts the tile total well below the size of the home.
Take each tiled space, multiply length by width, and add them up, leaving out the island and cabinets. If you land between numbers, round up and we confirm on site. The quote tool takes it from there.

At the regular rate the Glennwilde floor would be $1,250 cleaned or $1,875 with a clear seal. On a small Homestead job like the last one, adding the kitchen costs nothing extra until the tile passes about 588 sqft.
Tile square footage. Everything else starts from this.
The service level. Cleaning, clean plus clear seal, or color seal.
Repairs first. Cracked or missing grout must be fixed before sealer goes down.
What does not move it: the neighborhood, whether the grout is two years old or twenty, or whether we clean around furniture that stays put.
Maricopa water leaves scale on shower grout and around faucets the way it does across the Valley. Once deposits harden, some will not come off without hurting the tile, and razor blades or acid cleaners would chip glaze or eat into stone.
Our approach is products made for mineral scale and enough dwell time to let them work. What we cannot safely remove gets pointed out, not hidden.
If your Maricopa home has saltillo, its appearance rides on the sealer. Sealer that has dulled to a cloudy or yellow film needs stripping before a fresh coat will look right.
How a full strip works. We strip, neutralize, and rinse first. The clay then dries completely, because sealing damp saltillo leaves it white, and the new coats go on the next day.
Clean-only options. Plain cleaning at the usual tile rate brightens the floor, and so does cleaning finished with one new coat. Neither clears old sealer that has already gone cloudy, which we tell you before starting.

Online pricing is $0.85 a square foot for cleaning and $1.27 with a clear seal, compared with $1 and $1.50 at the regular rate. Color sealing is $2.50 to $3.25 a square foot.
Yes. Plank and 24-inch tile clean the same way, with fewer but wider grout lines, and those wide lines show the difference clearly once they are clean.
Yes. A neighbor, a family member, or a lockbox code all work. Include the details when you send the quote.
Yes. Tile downstairs and carpet upstairs go on one visit with one crew.
No. Tile replacement, caulking, and full regrouts are outside what we do. We will flag a cracked tile or failing caulk line so you can call the right trade.
Yes, through color sealing. We match the color in person, a 25% deposit covers the material, and your date is set once it is ordered.
Some always will with farmland nearby. Dry-mopping before wet-mopping keeps loose grit from being pushed into the grout, and walk-off mats at each door catch a lot of it.
Commercial hard floors are priced per square foot with a $750 minimum per visit: tile and grout $1, natural stone $1.50, sealed concrete $1, hardwood $1, LVP and VCT $0.85.
