$1 per square foot for tile and grout, $1.50 for natural stone, and $1 for sealed concrete and hardwood, and $0.85 for luxury vinyl and VCT, with a $750 minimum per visit, applied once to the whole visit rather than to each service. Work above the ground floor adds $100 per floor, since the equipment has to go up and come back down. Stone is priced at our residential rate and is not discounted, because it takes slower work and different chemistry than ceramic. Tile walls, showers, and backsplashes, like restroom walls, locker room showers, or a kitchen backsplash, are priced from photos and added to the same quote.
Prices above are for one visit. Large properties and phased work that run more than one day add $250 per extra day for the return trip, setup, and teardown, and you hear that in the quote rather than after.
Sealing is optional and priced per square foot. Ceramic and porcelain faces cannot be sealed, only the grout: grout clear seal $1.50, grout color seal from $2.50.
Stone faces and stone grout are sealed separately, so you can do either or both: clear seal on the stone face $2, color enhancing $2.50, grout clear seal $1.50, grout color seal $2.75. Doing both together runs $3.25 for clear on both, $3.75 for color enhancing with a clear grout seal, $4.25 for clear face with color grout, and $4.75 for color enhancing with color grout. Commercial rates are not discounted online.
Two buildings with the same square footage can still be different work. Price depends on square footage, floor types, grout condition, and whether you want sealing.

Quarry tile and sealed kitchen floors, degreased rather than just mopped, plus the dining room floor out front. Kitchen floors hold grease that a mop moves around instead of removing, which is why they stay tacky no matter how often they get mopped.
Ceramic and porcelain tile, quarry tile in commercial kitchens, sealed concrete, luxury vinyl plank and tile, and natural stone, along with the grout between them. Deep cleaning, grout cleaning, floor buffing, clear sealing, grout color sealing, and grout repair.
Commercial buildings rarely have one floor type. A restaurant can have quarry tile in the kitchen, porcelain in the dining room, and stone at the host stand. A hotel lobby might be marble or travertine with porcelain in the restrooms. Products that are fine on porcelain can etch stone permanently, and too much water damages the seams in luxury vinyl.
So every surface gets identified before anything touches it, and each gets the process it can take. Natural stone moves to our natural stone cleaning and sealing service.
Commercial kitchen floors build up grease in the grout that mopping spreads rather than removes, which is also how kitchen floors get slick. Restrooms take moisture and residue every day, and nightly mopping with shared water pushes soil deeper into grout lines. Entries take grit off the parking lot that acts like sandpaper on every surface it crosses.
We run high-powered portable equipment, not the light-duty units that barely pull water out, and not a truck mount that needs hoses dragged through your lobby and up the stairs. That means we can clean on any floor of any building, from an upper-floor office suite to hotel corridors and guest rooms several stories up, with the same cleaning power at the top floor as at the front door.
Fine dust blowing in from open land gets ground into floors and grout. Newer buildings often have unsealed grout that stains quickly.
Regular service keeps the fine dust from building into grout lines and dulling floors. Commercial visits in Maricopa have a $750 minimum, since it sits outside our core cities.

Jobs under $5,000 are paid the day of service, once the work is done and you have seen it. We send a payment link, so nobody has to hand a card to a technician. Card, ACH, check, or Zelle on those, and we do not add card fees. Jobs over $5,000 and janitorial programs run Net 30, paid by ACH or check, since card fees at that size are real money and Zelle limits are set by your bank, not ours.
