Worth it: entries and halls that take the foothill dust off South Mountain, kitchens with lighter grout, and any floor that just came back from a deep cleaning and should stay that way.
Not worth it: grout that is still beading from a recent seal, darker grout in a room no one uses much, or a floor you are about to replace.
Color seal instead: thirty-year-old grout that cleaned up unevenly. That is a color problem, not a soil problem, and color sealing replaces it with one shade from 40+ options, guaranteed a year on floors.

Ahwatukee floor plans from that era often have tile in the kitchen, entry, family room, and baths, with carpet in the bedrooms. The tiled part is usually a fraction of the total home size.
Measure each tiled room, length times width, and add them. With smaller tile, color sealing lands toward the top of its range, so if you are pricing color, plan on that end.

Showers that have been in use since the 1980s or 1990s can carry decades of hard water layered into the grout. Some of it is permanent. Scraping with a blade chips glazed tile, and acid etches marble or travertine, so we leave both off the job.

Saltillo is soft unglazed clay, and its appearance depends on its sealer. An older Ahwatukee saltillo floor with yellowed or cloudy sealer needs that coat stripped before resealing, since sealing over it traps the discoloration.
A strip is $4.50 a square foot with a $500 minimum and takes two days. Strip, neutralize, and rinse on day one, a full dry because sealer on damp saltillo turns white, and new sealer on day two.
