Color sealing is grout-line work, so the amount of grout line is the job. Standard 12x12 tile sits at the low end of our range. Smaller tile like 6x18 or a mosaic has close to double the grout line in the same square footage, which is double the hand sealing and wiping, so it lands higher.
Furniture can push it toward the top too, if there is a lot to shuffle. Normal furniture is just part of the job and we are not going to nickel and dime you over a dining set.
Your price never goes above the top of the range for what you selected, unless the scope changes on site and you agree to it first.
Most people tell us they have 3,000 square feet. That is usually the house. The tile we would actually be sealing, kitchen, entry, hallways, and baths, often comes in closer to 1,000 once it is measured.
That cuts both ways. A rate that sounds steep against your whole house is a different number against your actual tile. Pull a tape across your kitchen and entry, add the hallways and baths, and you will have a real figure before you talk to anybody, us included.

Natural stone runs $2.75 to $3.50 a square foot. Anything under 200 square feet lands at the $500 minimum, which is worth knowing before you compare per-square-foot rates.
Worth it: grout that is stained unevenly, has gone patchy, is a color you never liked, or is light grout in a kitchen that will never look clean again no matter how well it is cleaned.
Not worth it: grout that is uniformly dark and just needs cleaning, a floor you are replacing inside a couple of years, or a room that sees almost no traffic. Clear sealing at half the price is often the better answer there, and we will say so.
Not a fit at all: grout that is cracked, crumbling, or missing. That needs repair first, priced separately from $150, because sealing over failing grout just seals the problem in.
