We do tile and grout cleaning in Fountain Hills all the time.
Fountain Hills tile gets one cleaner for slider grit, another for kitchen grease, and a third for bathroom mineral film, then a spray-and-vacuum rinse. Enter your square footage below and text the quote to book, or call (480) 389-8415, 7am to 8pm daily.
The difference between a cleaning and a good cleaning is time. We take ours.
Price it yourselfHillside homes in Fountain Hills tend to run tile or stone across the whole main level, from the entry past the kitchen to the sliders that open onto the view. That is a lot of grout, and the joints nearest the doors darken first. We scrub down into each line instead of wiping across the top of it.
The main tile & grout cleaning page walks through our full process and the rest of our service area.

Some work is priced by sight. Grout repair gets a number once we see the damage, and showers, backsplashes, mosaic or small-format floors, and inlays or borders are priced from a photo you text us.
“We've been in our house 8 years and the tile now looks like it did on day one!”
“Crew did a GREAT job. Tile and grout are looking like new. Very happy with how our rooms look!”
“They did a fantastic job our floors were gross! I mean very bad. They did a tile and grout cleaning.”
How long we stay depends on the square footage and how much grit is packed into the joints. There is no need to mop or prep anything before we arrive.
A 40 cent floor gets a 40 cent effort. Our time goes into the grout, and you can see the difference.
We are often the second company out. The first visit was hurried, cleaner residue is still sitting in the joints, and nobody returned to make it right.
No mop can clean grout. Tile is smooth and wipes clean easily, but the grout line is a porous trough sitting lower than the tile, and it catches every bit of dirty water the mop pushes off the surface.
A budget job is a spray and a squeegee, and within a month the lines look dark again because none of the soil left the joint. Our $0.85 online rate, $1 regular, pays for an alkaline cleaner given time to loosen the soil, agitation inside every line, and pressure rinsing with extraction to carry it away. That is how grout gets several shades lighter and holds it.
Floors, showers, and grout we have cleaned around the Valley.

Common setups at the online cleaning rate, not past jobs. Sealing is priced separately in the box above.
Mosaic, hex, penny, and other small or clustered tile pack far more grout into every square foot, and inlays, borders, and dividers need detailing by hand, so those areas take longer and are priced on their own.
Saltillo is soft, unglazed clay, and its sealer controls most of how it looks. When an older coat has turned yellow or hazy, it has to be stripped before resealing, because new sealer over the old one traps that haze underneath.
A complete strip and reseal is $4.50 a square foot and normally takes two days. The first day is stripping, neutralizing, rinsing, and letting the clay dry all the way, since sealer over damp saltillo clouds white. The second day is several coats of sealer. If you would rather not strip, a deep clean at the standard tile rate or a clean with a fresh coat at $2.75 a square foot both help, though neither can clear a coat that has already yellowed. We inspect it first and tell you which route fits.
Add up only the tiled floor: entry, kitchen, living areas, halls, baths, and any casita. Leave out the footprint under cabinets and islands. In a house with carpeted bedrooms the tiled total is usually well under the home's listed size.
On request we move sofas, chairs, tables, and other pieces that are light enough to shift safely. Beds, electronics, glass-topped tables, china and curio cabinets, and anything holding breakables stay put. A room packed with furniture to move puts the job near the top of your range.
Want an air mover running while we are there? Ask and we will set one up.
Grout behind the cooktop builds up grease that needs a degreaser and handwork. Shower walls collect soap film and mineral scale instead. Both are priced from a photo.
Clear sealing keeps your grout's current color and makes spills sit on top rather than sink in. Once dry it is invisible, so we apply it one joint at a time where you can watch. Color sealing covers stained or uneven grout with a single matched shade. Grout repair comes first wherever joints are cracked, loose, or missing, because sealer will not bond to crumbling grout. See grout repair.
No surface in a home works harder than a shower. Calcium bonds to both grout and tile, and some of it will not release no matter what. We will not scrape it with a blade or attack it with strong acid, since either one etches the tile and damages the grout. When shower grout is stained, patchy, or worn, color sealing is the repair.
How long a shower result holds is not something we can guarantee. Some last for years and some give out early, and a short life does not mean the work was poor. Water chemistry, soap, ventilation, the cleaners you use, and moisture behind the tile are all outside our control. Running the exhaust fan and squeegeeing after each shower help it last. Text photos with the button below for a rough range. When you decide to go ahead, we match the color in person at your home, take a 25% deposit to cover materials, and order them before your date is booked. See shower cleaning and restoration.

Most grout restoration comes down to one of three things: a deep clean that recovers the original color, a clear seal to protect it, or color sealing once that original color is gone. After the inspection we tell you which one your floor calls for.
Lines that are darker only along the walking paths are holding soil, and that cleans out. Grout that is blotchy everywhere usually absorbed stain before it was ever sealed, and color sealing is what evens it out.
Porcelain, ceramic, slate, saltillo, and most other hard floors, plus clear sealing, color sealing, grout repair, shower tile, and commercial and office tile.
A grey track between the garage door and the kitchen, joints that look dusty a day after a windy afternoon, grime along the cabinet toe kicks, film on the shower walls, and cracks opening in the grout of the busiest rooms.
Fountain Hills is built into the foothills of the McDowell Mountains, with open desert on several sides, and the wind that moves through town carries a fine dust that settles fastest on hard floors. Every time the floor gets mopped, some of that dust is washed down into the grout and stays there.
Custom homes here lean heavily on hard surfaces. It is common to find large-format porcelain in the living areas, travertine or another stone in the entry and baths, and saltillo in older homes and casitas, all in the same house. Each one is cleaned differently, and the grout between them ages at different speeds.
Most visits start at the entry and the path to the kitchen, where the grout has the most wear, and finish in the bathrooms.
Kitchen, entry, halls, baths, and any sealing you add are all scheduled into a single visit, so nothing waits for a second trip out to Fountain Hills.
The soil comes out of the grout line, not just off the face of the tile.

Right away in most cases. The tile tool pulls the rinse water back up as it cleans, so the floor is usually dry by the time we pack up.
Yes. Like the rest of the Valley, the water here is hard, and every mop bucket and shower splash leaves a trace of mineral in the joints. A clear seal after cleaning slows that buildup, and you can add it in the box above.
Yes, as a separate service using pH-neutral, stone-safe products, starting at $1.27 per square foot online. See natural stone cleaning for the details.
Cleaning plus a clear seal is $1.50 a square foot at the regular rate. Color sealing runs $2.50 to $3.25 a square foot and is not discounted online.
We carry more than 40 colors, from white and cream through tan, gray, brown, and charcoal, and we can bring samples to your home so you can choose in person.
Yes. Color sealing puts the old and new grout under one even color, so an added room or remodel blends in with the rest of the house.
No. Our work is on the grout and the tile surface. If we spot a cracked or loose tile, we point it out before we start, since that repair belongs to a tile contractor.
Yes. Add the casita's square footage to the same quote and it gets cleaned at the same rate as the main house.
It helps, ideally before photos are taken. Clean grout makes a floor read newer in pictures, and color sealing an outdated grout shade is one of the less expensive ways to refresh a floor before a sale.
