Less water, more care. That is how wood and vinyl stay flat.
Price it yourselfRemodels across Fountain Hills have swapped old carpet and dated tile for luxury vinyl plank and engineered wood, especially in bedrooms, offices, and casitas. Most of those floors have only ever seen a mop, and the texture is holding more grit than people realize.

The seal option applies to real wood only. Vinyl and laminate get the cleaning.
Wood and vinyl floors we have cleaned around the Valley.

On real wood, we put a few drops of water down somewhere out of sight. Beads mean the finish is intact and the floor can take a careful damp clean. Drops that soak in mean the finish is worn through, or the floor is oiled or waxed, and that calls for different products. Running a machine over wood without knowing which one you have is a gamble. Vinyl plank has no finish to strip and no boards to swell, so the test does not apply. Its issue is surface texture and seams that trap soil, and the fix is the right cleaner and agitation rather than extra water.
Excess water swells the joints and cups the boards. High-pH cleaners meant for tile dull the finish and slowly strip it. Shine-in-a-bottle products leave a layer each time until the floor turns cloudy and tacky. Existing damage, like gaps, cupping, or finish worn to bare wood, is beyond cleaning, and we will say so up front.
We shift reasonable pieces: sofas, chairs, tables, and other light items. China and curio cabinets, electronics, glass tops, beds, and anything holding breakables stay put. Lots of moving pushes you toward the top of your range, so clearing the floor yourself keeps it lower.
Most floors that look tired are not worn out. They are buried under years of oil soap, polish, and all-purpose mop solution, and every mopping adds another thin layer. That film grabs dirt and scatters light, which is why a floor can look worse the harder someone works on it, and why people start pricing new flooring they do not need.
Stripping that film is what people notice first, and it costs a fraction of replacement: $0.85 a square foot online ($1 regular), or $1.49 with a fresh protective coat on real wood.
We clean solid hardwood, engineered wood, laminate, luxury vinyl plank, and luxury vinyl tile, with sealing available on real wood.
We dry each section before moving on.
We do not sand or refinish. Deep scratches, finish worn to bare wood, and water damage belong to a refinishing company, and we will tell you before any work starts.
The finish is what protects hardwood, and foot traffic thins it a little every year. Cleaning removes the grime, and the seal lays a new protective layer back on top, which is why owners who care about their wood tend to do both. It stays optional, and vinyl and laminate are cleaned only.
Fountain Hills sits in the desert below the McDowell Mountains, and the wind that crosses town carries a fine, sandy dust that comes in on shoes and paws. On vinyl plank and engineered wood, that grit acts like fine sandpaper every time someone walks across it.
Homes left closed for part of the year add another layer, and the first instinct on return is a bucket and a bottle of shine product, which buries the dust under more film.
Wood and LVP usually share a visit with the tile in the kitchen or the carpet in a guest room, all priced together on one quote.
Each section dried before we move on.

Cleaning is $0.85 a square foot online and $1 regular. On real wood, clean plus seal is about $1.49 online or $1.75 regular. The quote tool can add carpet cleaning or tile so the whole house is priced at once.
Their factory wear layer does not bond well with a sealer, so the seal stays on real wood. A full cleaning at $0.85 a square foot online is usually all plank needs.
Right away in most cases. Moisture is pulled back up as we go and every area is dry before we leave it.
Too much water can, which is why we treat moisture as the main concern. It swells wood and cups board edges, and on vinyl it slips into the seams. We use only what the job needs and recover it on the spot.
Fine desert dust and product film feed each other. Every coat of shine product gives the dust something to stick to. Removing both is what brings back the look.
Often sooner than expected. Grit starts working into the texture from day one, and mop products seal it in, so even a first cleaning on a newer floor shows a clear difference.
