We do grout color sealing in Fountain Hills all the time.
Each Fountain Hills color sealing job begins with a deep clean and air movers, since pigmented sealer will not bond to dirty or damp grout. Enter your square footage below for a range and text it to book, or call (480) 389-8415, 7am to 8pm daily.
Clean grout is step one. The color you choose is step two.
Price it yourselfFountain Hills has plenty of homes with grout that has been down since the 1980s or 1990s, gone patchy from decades of mopping and dust. Color sealing gives it one uniform shade, chosen in your own light.

“Blake and Marisa did a great job matching the grout in my new room to my existing grout! Super happy. Will definitely use again!”
“We've been in our house 8 years and the tile now looks like it did on day one!”
“Excellent tile cleaning and grout color sealing! Always quick to respond and communicate, I love that they are ON TIME and dependable!”
The labor lives in the grout line, so more line means more work. A 12x12 tile with modest joints prices near the bottom. Planks like 6x18 and mosaics carry roughly twice the linear grout per foot, so those get priced from a photo. Furniture moving on request is also built into the range, and the top number holds unless something changes on site and you sign off first.
Grout we have recolored and cleaned around the Valley.

Searches for grout recoloring, grout staining, grout color restoration, grout renewal, and grout color sealing all lead to the same work. A pigmented sealer is worked into a cleaned grout line by hand, turning every joint one color and sealing it in the same step.
A clear seal is a separate, less expensive job. It protects whatever color the grout already is and slows the next spill. It cannot cover a stain that is already there.
So the real question is whether your grout is dirty or stained. Dirt cleans out, and a clear seal keeps it that way. A stain stays no matter how hard it is scrubbed, and that is where color sealing earns its price. We tell you which one you have before you pay for either.
A 3,000-square-foot home rarely has 3,000 feet of tile. Once the bedrooms and closets come out, kitchen, entry, halls, and baths often add up to about a third of that. A tape measure across those rooms gives you a realistic number before you call anyone.

A pigmented coating bonded into each joint after a deep clean. It hides staining that cleaning cannot lift, evens out blotchy grout, and seals the line so a spill beads up instead of soaking in.
Of everything we do, this is the job where the room looks different when we pack up, not just cleaner. Most homeowners do not expect how big the change is on their own floor.
Skip the kit. Store-bought kits usually fail because the grout underneath was never properly cleaned. Over dirt, soap film, or an old sealer, the color peels or wears through in walkways within months, and stripping a failed job costs more than doing it right the first time.
On floors, color seal is built to last years with normal use, and it is guaranteed for one year against peeling, flaking, or lifting. Normal wear in walkways, harsh or acidic cleaners, steam mop damage, and new cracks are not covered. Showers carry no guarantee.
Week one matters most. You can walk on it the same day, but it keeps curing for seven days. For that week, go shoeless or wear socks or house shoes, and skip mopping entirely. A dry sweep or dust mop is fine. After that, the sealed joints shrug off spills, so wipe messes when they happen. Avoid flooding the floor or scrubbing the grout hard, since both wear the seal early.
Keep steam mops off it. Heat and moisture break the bond faster than anything else. Use a neutral pH cleaner (we use Zep) with an H2O Pro flat mop and clean pads. A string mop only spreads dirty water back into the lines.
It is not paint, and the tile face stays exactly as it is. It also does not fix broken grout. Cracked, crumbling, or missing joints need grout repair first, and we will point it out if we see it. We do color seal showers, without a guarantee.
Many homes in town were built from the 1970s through the early 2000s, and a lot of that tile still has its original grout. Add the fine desert dust that blows in off the McDowells and gets mopped into the joints week after week, and you get lines that never quite clean back to one color. Color sealing stops that cycle.
The entry and the route from the garage into the kitchen tend to be the darkest, so those come first, then the great room and the bathrooms.

$2.50 to $3.25 a square foot on tile floors, with the deep cleaning included. Natural stone is $2.75 a square foot, since stone grout needs more prep and a different product. There is no online discount on color sealing.
Your shade is ordered for your job after the in-person match, so 25% is collected at that visit to cover the material.

No. It goes into the grout line only, leaving the tile face untouched, and it seals the joint as it colors it.
Years on a floor. Showers are not guaranteed, since water, soap, and ventilation are outside our control, and a shorter life there does not mean the work was done wrong.
The cracks get repaired first. Grout repair is priced by how many areas need it and has to be done before any color goes down. We will tell you which one you are dealing with.
The work is in the joints, not the tile. 12x12 and larger tile has less grout per square foot than 6x18 plank or mosaic, so it sits near $2.50, while plank, mosaic, and other small tile is priced from a photo.
