What grout color sealing actually is, how it differs from clear sealer and grout paint, how it goes on, how long it lasts, what it costs, and when your grout needs repair instead.
Grout color sealing is a pigmented sealer applied to clean, dry grout lines. It does two jobs in one coat: it changes the grout to one even color, and it seals the grout so liquids sit on top instead of soaking in.
Grout is cement based and porous. Left unsealed, it absorbs soil, grease, spills, and mineral from mopping water, which is why grout goes dark and blotchy even when the tile itself looks clean. Cleaning pulls that soil back out and returns the grout to the color it really is. Color sealing goes one step further and decides what color it is, then keeps it there.
You will also hear it called grout renewal, grout restoration, grout recoloring, or grout staining. In most cases these names describe the same service: a deep clean followed by a pigmented sealer worked into every grout line. The tile face is not painted or coated.

These products get lumped together online. They do different things.
A clear penetrating sealer soaks into the grout and slows down how fast liquids get in. It does not change the color. If your grout cleans up evenly and you like the color, a clear seal after a good cleaning is usually the right call, and it costs less than color sealing. If the grout is stained unevenly, a clear sealer locks in the uneven color.
A color sealer is opaque and pigmented. It covers stains, evens out patchy grout, and can take grout lighter or darker than it is now. Because it also seals, it protects the grout the same way a clear sealer does, while giving you a uniform color.
These terms are used loosely. Some products sold as grout stain are color sealers under another name. Others are thin penetrating colorants that tint the grout but add little protection. Read the label: if it does not say it seals, plan on sealing separately.
These are usually thin colored coatings made for touch-ups on a few lines. They sit on the surface and tend to wear through quickly where people walk. They are not a substitute for color sealing a floor.
The product matters less than the prep. Almost every failed color seal traces back to one of the first three steps.

On floors, a properly applied color seal typically lasts several years under normal use. Lifespan depends mostly on three things: how well the grout was cleaned and dried before application, how the floor is treated during the first week, and how it is cleaned after that.
Wear shows up first in the heaviest traffic paths, like the path from the garage door to the kitchen. A floor that gets mopped with harsh cleaners, scrubbed hard, or cleaned with a steam mop wears out much faster than one cleaned with a neutral cleaner and a flat mop.
Showers are a different story. Constant water, soap, body products, and moisture moving behind the tile all work against any sealer. Plenty of shower color seals hold up for years, and some do not, even when the work was done right.
For comparison, clear penetrating sealers on floor grout are generally expected to need reapplication more often, commonly every year or few years depending on the product and traffic.
Color sealing fixes a color problem. It does not fix a structural one. Before you price color sealing, look closely at the grout lines.
Repairs on a floor that is getting color sealed blend in once the whole floor is sealed one color, which is one of the reasons the two are so often done together.

Grout color changes how a whole room reads. A few things are worth knowing before you pick.
We carry 40+ colors and match them in your own light rather than off a chart. When a stock color is not right, we have custom colors mixed to an exact match by a specialist supplier.

Retail grout colorant kits are easy to find. A typical kit covers somewhere around 100 to 250 square feet of floor, depending on the tile size and how wide the grout lines are. Smaller tile and wider joints use up product fast.
The kits are not the problem. The prep is. Kits fail most often because the grout was not cleaned well enough first, or was not fully dry, or had an old sealer still on it. The color goes on fine, then lifts, peels, or wears off in the traffic lanes within months. At that point it has to be stripped before anyone can redo it, and stripping failed color seal costs more than the original job would have.
Other common DIY trouble spots:
Our honest take: on floors, this is one of the few jobs where we tell people plainly to hire a pro.
Grout color sealing is priced per square foot of floor, but the real driver is the amount of grout line. Small tile, mosaics, and plank tile have more grout line per square foot than standard 12x12 tile, so they cost more to do.
As a general national range, professional grout color sealing commonly runs somewhere around $1.50 to $4 per square foot, and many companies set a job minimum. Prices vary a lot by region, tile size, and whether the cleaning is included or billed separately. A retail DIY kit typically costs far less in materials, but the labor is yours and a failed result costs more to fix.
On ceramic and porcelain tile floors we charge $2.50 to $3.25 per square foot with the deep cleaning included, and $2.75 to $3.75 per square foot on natural stone. A $500 minimum applies. Standard 12x12 tile sits at the low end of the range. Clear sealing runs $1.27 per square foot online if you like your grout color and only want it protected. No. Some people call it grout painting, but a color sealer is made to bond into the grout line and seal it. Products sold as grout paint or grout pens are usually thin surface coatings meant for touch-ups, and they tend to wear faster in foot traffic.
On floors, a properly applied color seal typically lasts several years under normal use with the right cleaning habits. Showers vary much more because of constant water and soap. We guarantee floor grout color sealing for one year against peeling, flaking, or lifting.
No. Cracked, crumbling, or missing grout has to be repaired first. Sealing over failing grout seals the problem in, and the color fails along the damaged lines.
Yes. A color sealer covers the color that is there, so going from a stained tan to a clean grey or white is normal work. That is one of the main reasons people choose it over cleaning alone.
Yes, and it is the step that decides whether the color holds. Color sealer bonds to clean grout. Applied over soil, soap residue, or an old sealer, it lifts, peels, or wears off in traffic lanes.
We recommend against it on floors. Kits typically fail for one reason: the grout was not cleaned well enough first. Failed color seal has to be stripped before it can be redone, and stripping it costs more than doing the job right once.
As a general national range, professional grout color sealing commonly runs somewhere around $1.50 to $4 per square foot, often with a job minimum. In the Phoenix area we charge $2.50 to $3.25 per square foot on ceramic and porcelain tile floors with the deep cleaning included, and $2.75 to $3.75 on natural stone, with a $500 minimum.
Usually the same day, carefully. Drying and curing are different things, and a full cure takes about a week. During that week we tell customers no street shoes, no mopping or cleaners, and wipe spills with a dry towel.
Yes, and plenty of showers hold up for years, but results vary more than on floors because a shower is wet constantly and often has moisture moving behind the tile. We color seal showers with no guarantee and tell customers that before they book.
No. Shower corners and changes of plane are usually caulked rather than grouted, and color sealer is meant for grout. We never seal over caulk, and we do not do caulking.
