We do tile and grout cleaning in Peoria all the time.
Peoria tile and grout cleaning that gets into the joints a mop rides over, from Vistancia two-stories to Trilogy single-levels. Send your price from the box below when ready, or call (480) 389-8415, 7am to 8pm, seven days a week.
The difference between a cleaning and a good cleaning is time. We take ours.
Price it yourselfA lot of Peoria homes, from Vistancia two-stories to single-level houses in Trilogy, put tile through the entry, kitchen, and great room. The grout along the main walking path darkens long before the rest, and that soil sits down inside the joint where a mop cannot reach.
Pfaff Cleaning Co. is locally owned. The full method and coverage map are on the main tile & grout cleaning page.

“We've been in our house 8 years and the tile now looks like it did on day one!”
“Crew did a GREAT job. Tile and grout are looking like new. Very happy with how our rooms look!”
“They did a fantastic job our floors were gross! I mean very bad. They did a tile and grout cleaning.”
Time on site depends on square footage and how much dust is packed into the joints. You do not need to pre-clean anything before we arrive.
Grout is a recessed, porous channel. The tile face wipes clean easily, but every mop pass pushes dirty water down into the joint and leaves it there, which is why grout darkens even in a well-kept house.
At $0.85 online, $1 regular, the floor gets an alkaline cleaner with time to break down the soil, scrubbing inside each joint, and then pressure rinse and extraction to carry the soil away. A quick spray and squeegee leaves most of it behind, and the lines look dark again within weeks.
Many of our calls come after a rushed job. Residue is still in the joints and the first company is not answering. We would rather spend the time once.
Floors and showers we have cleaned around the Valley.

Common Peoria floor sizes, cleaning only, at the online rate. These are sample setups, not real jobs. Sealing is added separately in the box above.
Saltillo is unglazed clay, and its look comes almost entirely from the sealer on top. When that sealer has turned yellow or hazy, it has to come off before a new coat goes on, or the haze gets sealed in underneath.
A full strip and reseal is $4.50 a square foot and normally takes two days. The first day is stripping, neutralizing, rinsing, and drying completely, since sealer laid over damp saltillo turns white. The second day is several coats of fresh sealer. If you would rather skip the strip, a deep clean at the regular tile rate or a clean with a fresh coat at $2.75 a square foot will both brighten it, but neither one clears sealer that has already clouded. We take a look and give you our honest read.
In a two-story Peoria plan the tile usually stops at the stairs, so the tiled area is a lot smaller than the house. Add up the kitchen, great room, entry, halls, laundry, and baths, and leave out the space under cabinets and islands.
On request we slide sofas, chairs, tables, and other light furniture out of the way. Beds, bed frames, oversized sectionals, pianos, electronics, glass tops, curio cabinets, and anything holding breakables stay in place. A great room packed with furniture to shift pushes you toward the top of your range.
Want extra airflow after we finish? Ask at booking and we will run an air mover while we are there.
Backsplash grout near the stove soaks up cooking grease that only comes out with a degreaser and detail brushes. Shower walls collect soap scum and mineral instead, which takes a different product and more dwell time.
Clear sealing keeps the grout color you already have and makes spills bead up instead of soaking in. Because it dries invisible, we apply it one line at a time where you can see it go down. Color sealing lays one consistent, matched color over grout that is stained or patchy, with 40+ shades to choose from. Grout repair for cracked, loose, or missing grout is a separate service, covered on our grout repair page.
No surface in the house works harder than the shower. Calcium bonds into the tile and grout, and some of it is permanent no matter the method. For most showers we price a deep clean, with clear or color sealing available if you want it.
We cannot promise how long a shower result holds up. Some last for years and some fade quickly, and a short life does not mean the work was poor. Water chemistry, soaps, cleaners, ventilation, and moisture behind the tile are all outside our control. Running the fan and squeegeeing after each shower help a lot. For a ballpark, send photos with the button below. Once you decide to go ahead, we match the color in person at your home, a 25% deposit covers the material, and we order it before your date is set. Grout restoration usually means one of three things: a deep clean that brings back the original shade, a clear seal to protect it, or color sealing once the original shade is gone for good. We tell you which one fits. Our work is the grout, not the tile, so a cracked or loose tile is a job for a tile setter, and we mention it before we begin.
If the dark lines follow the walking paths, that is soil, and it comes out. If the grout is blotchy everywhere, it most likely absorbed stains before anyone sealed it, and color sealing is the way to even it out.
We clean porcelain, ceramic, slate, saltillo, and most other hard floors, and handle clear sealing, color sealing, shower tile, and office or commercial tile floors.
A gray trail from the garage door into the kitchen, joints that look dusty the morning after a storm, dark buildup along the cabinet toe kicks, and grout cracking in the rooms you use most.
Peoria stretches from the older neighborhoods near the Loop 101 up to new building around Lake Pleasant and the Loop 303, with plenty of open desert in between. Summer dust storms roll through, the fine soil settles into the grout, and each mopping works it a little deeper.
Many of the master-planned communities here were built with light builder grout across large tiled great rooms, which means a lot of porous surface. In established areas like Desert Harbor, Ventana Lakes, and the Arrowhead side of town, some floors have never had a professional cleaning. Newer homes in Vistancia and Westwing Mountain catch up quickly too, because new grout starts taking on dirt and hard water minerals from the first week.
Most Peoria jobs start where the grout is darkest, on the line from the garage door through the kitchen and into the great room, then move on to the bathrooms.
We schedule the kitchen, entry, halls, baths, and any sealing you add for the same appointment.
We pull the soil out of the joint, not just off the tile face.

Yes. We price it once we see it, and it is always done before sealing because sealer cannot bond to crumbling grout.
Yes, as a separate service. Travertine, marble, and limestone need gentler products, because the wrong cleaner etches stone for good. Pricing is on our stone cleaning page.
Light and moderate deposits usually come off. Heavy scale that has bonded into the grout and tile may stay, and we will not go after it with razor blades or strong acids that damage the surface.
Cleaning is $0.85 a square foot online, $1 regular. Cleaning plus clear seal is $1.27 online, $1.50 regular. Color sealing runs $2.50 to $3.25 a square foot and is not discounted.
Valley water is hard, so every mop bucket and shower splash leaves a trace of mineral in the grout. A clear seal after cleaning slows the buildup, and you can add it in the box above.
Yes. Trilogy homes are mostly single-level with tile through the main living areas, so the whole floor can usually be finished in one visit, sealing included.
Yes. A color seal puts the old and new grout under one shade, so an addition or a remodeled room blends with the rest of the house.
It helps, ideally before the photographer comes. Bright grout makes a floor look newer in pictures, and color sealing an outdated grout shade is one of the less expensive ways to refresh a floor before selling.
Yes. Offices, shops, and other commercial floors are priced on our commercial hard floor cleaning page, with after-hours scheduling available.
