The floor can stay just as it is when we arrive. On request we move furniture, except beds, bed frames, oversized sectionals, pianos, and anything with breakables on or in it.

A lot of our calls come after a rushed cleaning. Residue is still sitting in the joints, and the company that left it will not return to fix it.
Mopping, however careful, slides dirty water into the grout. Glazed tile wipes clean easily, but grout is porous and sits a little lower, so it catches everything the mop pushes off the surface.
A bargain price usually means a spray and a squeegee, and the grout darkens again within weeks because the soil never left the line. For $0.85 online, $1 regular, an alkaline cleaner gets time to work, the joints get scrubbed, and pressure plus extraction carry the soil out. That is why the grout lightens by a few shades and holds there.
We also tell you when cleaning will fall short. Grout that is stained instead of dirty will not return to new at any price, and color sealing is the straightforward fix.

Saltillo is unglazed clay, and its sealer controls how it looks. When old sealer has turned yellow or cloudy, it needs to come off before a new coat goes on, because sealing over it traps the haze for good.
A full strip and reseal is $4.50 a square foot and normally takes two days. Day one is stripping, neutralizing, rinsing, and a complete dry-out, since sealer laid on damp saltillo turns white. Day two is several coats of sealer. If you would rather skip the strip, a deep clean at the standard tile rate or a clean with a fresh topcoat at $2.75 a square foot will both help, though neither can fix sealer that has already clouded. We inspect it and give you our honest take.
Even in a mostly tiled Surprise home, the tile is less than the full square footage of the house. Measure the kitchen, great room, entry, hallways, laundry, and baths, and leave out the floor under cabinets and built-ins.
A great room packed with furniture that needs moving pushes the job toward the top of your price range, so clearing the lighter pieces yourself can help.

No surface in the home takes more abuse than the shower. Calcium bonds into the grout and the tile, and some of it stays put no matter what anyone does. We will not use a razor or strong acid on it, since both leave etched tile and damaged joints. When shower grout is stained, uneven, or worn, color sealing is the remedy.
We cannot promise how long a shower result will hold up. Some last for years and some fade fast, and a short life does not mean poor work. Grout restoration usually means one of three things: a deep clean to recover the original color, a clear seal to protect it, or color sealing when that original color is gone for good.
