The seal option is for real wood only. Vinyl and laminate come from the factory with a wear layer that a sealer does not bond to, so those floors get the cleaning alone.

Before cleaning real wood, we put a few drops of water on it. Beading means the finish is intact and the floor can take a proper damp clean. Soaking in means the finish is worn through, or the floor is oiled or waxed, and that calls for different products altogether. Vinyl plank has no finish to wear through and no boards to swell, so it skips the test. Its problem is the embossed texture and the seams, which trap soil that comes out with the right cleaner and agitation, not extra water.
This is the big one. A floor that looks flat and grimy no matter how often it is mopped usually still has a good surface underneath. What it has is years of residue from oil soaps, shine-in-a-bottle products, and all-purpose sprays. That layer grabs dirt and scatters light, and each mopping adds to it. People start shopping for new flooring when the old one just needs the film taken off.
Removing that layer is usually the change you notice first, and it runs a fraction of replacement: $0.85 a square foot online, $1 regular, or $1.49 online with a new protective coat on real wood.
Standing water swells the joints and cups the boards, which is why we extract rather than mop from a bucket. The wrong pH, like a tile cleaner, dulls and eventually strips a wood finish. Damage that is already there, such as gaps, cupping, or finish worn to bare wood, is beyond cleaning, and we will point it out first.
On hardwood and engineered wood, the finish is the armor, and foot traffic thins it every year. Cleaning removes the grime, and the seal lays a fresh protective layer on top. We recommend both together on real wood, but it is your call and there is no pressure. We do not sand or refinish, so deep scratches, bare spots, and water damage go to a refinishing company.
Sofas, chairs, tables, and other light pieces get moved. China cabinets, curios, electronics, glass tops, beds, and anything holding breakables stay put. A lot of shuffling pushes the price toward the high end of the range, so clearing the floor yourself brings it down.
We clean solid hardwood, engineered wood, laminate, luxury vinyl plank, and luxury vinyl tile, and the floor is usually ready to walk on by the time we load up.
The west and north edges of Surprise are still farm fields, open desert, and new subdivisions going up along Loop 303.
