We go room by room and fog the air through the entire house. The mist rides the air currents, so it reaches the sofa, the curtains, the bedding, and the corners without wetting any of it. We also treat the vents and registers we can reach, which the product label covers.
You can stay home. Just keep out of whichever room we are in, and with a fan running, each room is usable again in about 15 to 30 minutes.
Benefect Decon 30, EPA Reg. No. 84683-3-74771. Instead of bleach or quats, its active ingredient is thymol, which comes from thyme oil. It is registered as a hospital-grade disinfectant and approved as a food-contact sanitizer that needs no rinse, and it does not leave a chemical smell hanging in the house for days. We use it around children, pets, and kitchens without sending anyone outside.
Most people love the scent, herbal and a little minty, and it fades. It is not an air freshener. We follow the label's dwell time and leave it in place, since wiping it away early is what keeps it from working.
Tell us at booking if anyone in the house reacts to thymol, and we will bring a different disinfectant.
Most people do not wait for bugs to call the exterminator. The visit is on the calendar, and the problem never gets a start. Monthly sanitizing works the same way for the air your household breathes.
A cold fogger turns the disinfectant into droplets about 10 to 50 microns wide, light enough to float and drift across the room. A trigger sprayer throws drops many times bigger, and they fall within a foot of the nozzle. A spray bottle never touches the air, which is what carries everything through the house all day. One method treats a room, the other treats a spot.
The usual comment is that the house simply feels fresher. Many people say they breathe easier in the days afterward, especially pet owners and anyone here during dust season, and a lot of dog owners say guests stopped noticing the dog.
We are not doctors. Those are customer reports, not health claims. We will not tell you fogging cures allergies, prevents illness, or works as an air purifier. What we stand behind is the product itself: an EPA-registered disinfectant, applied according to its label so it reaches the whole room.
It is not housekeeping. We do not wipe counters, dust shelves, or pick up, and the fog works best in a home that is already tidy. Switches, doorknobs, and handles get a Decon 30 wipe if you ask, but disinfecting does not cut grease, so anything visibly grimy needs cleaning first.
From May into October, Surprise houses are sealed tight with the AC running nearly around the clock. Dust from the fields west of town, the new construction along Loop 303, and every monsoon haboob that rolls through finds its way inside, and then the same recirculated air moves it from room to room for months.
Plenty of Sun City Grand and Arizona Traditions homes also sit closed up for the summer while their owners are away. A house that has been shut a long time is exactly what our $450 single visit is for, and many people book it for the week they get back, then roll into the monthly plan for the season.
Once you are on the plan, there is nothing to rebook. When carpet, tile, or ducts come due, we add them to that month's visit so it all happens in one trip to Surprise.

Monthly visits are $150 for homes up to 3 bedrooms and $225 for 4 to 7. A single visit is $250 or $350 by size, and $450 for a home with smoke, strong odor, or one that has been closed up a long time. Plans run month to month with 30 days notice to cancel.
Yes. The one-time visit is the same treatment with no schedule attached. For 8 bedrooms or more, text us and we will price your actual home.
Yes, once it has dried. It is a botanical disinfectant made from thyme oil and needs no rinse around kitchens.
It knocks down odor in the air, often before we leave. A smell that lives inside something, like pet urine in carpet or a mattress, has to be cleaned out instead, and we will point you to the right service, such as mattress cleaning.
Never. Fogging a duct system can corrode the air handler coils, and it is off label. If we are out for air duct cleaning, you can add room fogging with a Decon 30 wipe of the registers for $175 up to 3 bedrooms or $250 for 4 to 7.
Yes. After a big dust storm, carpet and duct cleaning together pull most of the dust out of a house, and the fog finishes the job.
