The difference between a cleaning and a good cleaning is time. We take ours.
Price it yourselfA lot of Peoria owners have pulled out builder carpet or tile and put in luxury vinyl plank, in Vistancia two-stories and older Fletcher Heights homes alike, and almost none of those floors have had a professional cleaning since the day they went down.
Pfaff Cleaning Co. is locally owned. Our full method and coverage map are on the main hardwood & lvp cleaning page.

Luxury vinyl and laminate are cleaning only. Their factory wear layer does not take a sealer well.
Wood and vinyl floors we have cleaned around the Valley.

Before a machine touches real wood, we put a few drops of water in an out-of-the-way spot. Beading means the finish is intact and the floor can take a careful damp clean. Soaking in means the finish is worn through, or the floor has a penetrating oil or wax finish that calls for different products altogether. Vinyl plank skips this step, since it has no finish to wear through and no wood to swell. Its trouble spots are the embossed texture and the seams, and those respond to the right cleaner and agitation, not extra water.
Flooding it. Standing water swells the joints and cups the boards. High-pH cleaners. Products meant for tile slowly etch and strip a wood finish. Mop-on shine. Every coat adds film, and eventually the floor turns cloudy and tacky. Old damage. Gaps, cupping, and finish worn to raw wood are past what cleaning can fix, and we point those out at the start.
Sofas, chairs, tables, and other light pieces are fine for us to shift. We leave china and curio cabinets, electronics, glass tabletops, beds, and anything holding breakables where they are. A lot of furniture moving pushes the price toward the top of your range, so clearing what you can beforehand keeps it lower.
A dull, gray, always-dirty floor is usually buried, not worn. Oil soaps, shine-in-a-bottle products, and all-purpose sprays each leave a thin layer behind. That layer grabs dirt and scatters light, so the harder someone mops, the worse it looks.
That is how people end up pricing new flooring for boards that are perfectly fine underneath. Stripping the film is usually the biggest change you will see, and it costs a small slice of what replacement would.
We clean solid hardwood, engineered wood, laminate, luxury vinyl plank, and luxury vinyl tile, and we seal real wood when you want it.
Tile can handle a soaking. Wood and vinyl cannot. Excess water lifts the edges of wood boards and sneaks through vinyl seams to the subfloor, where it has no way out. We use only what the cleaning needs and pull it straight back up, rather than working from a mop and bucket.
We do not sand or refinish floors. Deep gouges, finish worn down to the wood, and water damage belong to a refinishing company, and you will hear that from us before anything starts.
On hardwood, the finish is the armor, and foot traffic thins it every year. Cleaning removes the grime, and the seal coat rebuilds a layer of protection on top. That is why we suggest the pair for hardwood and engineered wood, though it stays your call. Vinyl and laminate get cleaned only.
North Peoria sits right up against open desert, with new streets still being graded near Lake Pleasant Parkway and the Loop 303. That fine powder comes inside on shoes and dog paws and settles on every hard surface. Underfoot it acts like sandpaper on a vinyl wear layer or an engineered wood finish, and a summer haboob leaves a fresh layer of it overnight.
In single-level homes like those in Trilogy at Vistancia and Westbrook Village, a wood or plank floor often runs through most of the house, so one surface takes every trip from the garage to the kitchen to the bedroom.
Peoria customers usually add the bedroom carpet or the kitchen tile, and the quote prices all of it together so the whole house is finished in one trip.

$0.85 a square foot online, $1 regular. Clean plus seal on real wood is about $1.49 online or $1.75 regular. The quote tool can add carpet cleaning or kitchen tile to the same total.
We recommend it for hardwood and engineered wood, but it is optional. Most hard floors we see in Peoria are vinyl plank, though, and vinyl is cleaned only.
The factory wear layer on vinyl and laminate does not hold a sealer well, so the seal coat is only for real wood. A full cleaning is usually all plank flooring needs.
Right away in most cases. Each area is dry before we move to the next, so even in a two-story Vistancia home there is no damp path to the stairs.
Excess water could, which is why we keep it to a minimum and extract it on the spot.
No. Sanding, deep scratches, and water damage are refinishing work. If that is what your floor needs, we say so before any cleaning begins.
Usually, yes. Grit works into the texture from week one, and mop products lock it in, so a first professional cleaning tends to show a clear difference even on newer floors.
Usually dust plus product film. Each mopping with a shine cleaner adds a sticky layer, and desert dust clings to it.
